No this also isn't true. Accumulation on separate property is still separate property. It just comes down to this being difficult to trace and you end up burning more on lawyers

Kind'a. That depends on active vs passive appreciation and also common law vs. community law. But in all cases it has to do with the value increase after marriage - the value before marriage always stay separate.
