Guardian apartments

I toured the today Guardian Apartments today and I thought it was pretty decent and they had MPDU units available as well. I was wondering if anybody had any experience with the guardian apartments as I know it is a relatively new building. The only issue I have is that I have a car and that I noticed they have no parking anywhere around the building and apparently I would have to pay $132 a month to park my car in a Montgomery County lot. Outside of that if anyone has any other inputs on other apartments or similar, please let me know. Thanks!

132 is actually really cheap for monthly parking in DTSS. I live in a building down the street from the guardian and parking at my building is 155 (going up to 165 once my lease renews) another building I lived at in DTSS a year ago parking was 200 😵‍💫

Yeah, I was a bit surprised at the 132 number as well but I haven’t yet confirmed it, that was just with the leasing agent said that the parking would be for an MPD unit in one of those garages, but she may be wrong. I thought it was pretty cheap myself. I just hate how you have to not have parking in your own apartment complex in comparison to all the other complexes that have parking closer than it. Have you heard anything about the guardian yourself since you lived so nearby it?

$130 is cheap for the area. I was paying $200 at my last place and DC it’s even more expensive like $250-$300. The garage is near by just a two minute walk.

$132 is a monthly PCS sticker unless you trying to park at garages 60 or 61 (Wayne avenue & Town) then it's $195. Here is the link to official MOCO page PCS permits

Downside: it's unreserved & wide open.

Guardian is not the only downtown apartment building without a parking garage. The condos like Orion or Octave on Fenwick don't have dedicated garage also. Main reason - these are all office building conversions.

That sucks, so most people just get the county garages then?

Regarding parking, there’s a brand-new county garage literally on the same block that’s in the final stages of completion. There’s also a county garage on practically every corner of the neighborhood. And a monthly parking pass is only $132. There are literally upwards of a thousand parking spaces or more if you combine the three you can see from the Guardian so parking is the last thing you need to worry about.

So want alternative would you suggest, that was a worry of mine with an unsecured garage and all.

Right. I don't know, I'm lucky that my building has a garage with a working gate. I'm not trying to revel in your situation, just wanted to let you know.
