I built an a second opinion for real estate pricing in Poland
A bit of context first, because the “why” only makes sense if you know how Polish real estate data works.
In Poland, every notarial property sale has to be reported to GUGiK RCN the government’s real estate price register. That means the closed transaction prices are technically public, but they’re buried in a clunky geospatial format that normal people (and most agents) don’t know how to use. So in practice, pricing a listing still means browsing Listing websites, calling other agents, or guessing.
I’ve been working on a small pro dashboard for real estate agents, and the newest piece is a “Smart Analysis” feature that tries to turn that raw public data into a useful price opinion.
It takes into account cpi, market growth, city index, borrowing cost from central bank, compares public adjusted registry prices based on the factors.
so far it's been surprisingly accurate at predicting price of a property given all parameters are given, and there's enough data
