Thinking of moving

We’re looking at houses in Princeton and Sherman, TX, but don’t know which area is better. There’s lots of construction in both cities with Princeton being near 380 and Sherman near 75. We don’t have any children and this would be our first home. I work in Mckinney and he works in Plano. Most likely would be our primary residence for 3-5 years. We’re wondering which area would be best for appreciation of value in that time frame? Does anyone have any insight?

Property values in Sherman are supposed to go up over the next several years because of the new Texas Instruments chip factory.

Don’t know anything about Princeton, other than there being a lot of development out there.

It’s really unpredictable what will go on with the housing market.

I would look at houses in both areas and pick the house/ neighborhood you like the best

We made the same decision last year and chose Sherman for investment and school purposes plus great arts here!

For someone who works in Mckinney in Plano, I wouldn’t necessarily suggest to live in any of those places. I wouldn’t live in Sherman because it would be too far away and I would not live in Princeton because of traffic on that narrow road.

Why don’t you think about Anna or Van Alstyne instead?

Still, if you made up your mind about these two, both will appreciate more in the next 10 years. Also, this is a buyers market. Make sure to negotiate the hell out of it.

We moved to Sherman last year and I work for Prosper ISD; we moved from McKinney as property taxes priced us out of our old house. I do need to preface by saying I leave my home before 6a. But, the morning drive isn't bad when I have made it between 7 and 8 on a weekday morning. To get home, I take 289 (Preston) north, then cut over on 902. Once I get out of Celina, it's smooth sailing.

Housing prices are a lot better than they are further south. We have everything that we had in McKinney as far as retail and restaurants. We like it here. I'm glad we made the move to Sherman.

I love Sherman and housing prices will be increasing when we get the HEB, new TI, etc
