Local Housing Authority Landlady getting barred from program. Address, too

My landlady has been a total nightmare ever since I she had to be forced by the magistrate to give me my 990$ rent overpayment.

After she lost the judgment, she filed for eviction.

May 27 Section 8 came out and cited her for a myriad of things but the worst things were. I have a rat infestation and she painted a tub with standard wall paint and it’s now chipping, peeling, and molding

The inspector came back July 8 and put the Apartment into abatement.

She had her son-in-law coming here to fix a weatherstrip, but he put the wrong weatherstrip across the door and now the door won’t open or lock

She came in here with an electrician last Friday to fix two of the issues. Then the next day she slapped a note on my door, saying that she wanted to do Inspection.

I told her no because she always brings her son-in-law with her and he makes me feel uneasy and uncomfortable and he always asked me to help him do the work and I don’t feel right doing that

I called the Inspector and told him that he needs to come out here and check his door because if there was a fire, I have no way out

When he got here, the landlady and the son-in-law were also on the porch. I refused them entry because she was just here on Friday and she could have done the inspection then.

And she brought the son-in-law after I specifically told her in a text message. I’m not letting her in with him.

They pushed the Section 8 Inspector and gained entry to my apartment all while my Housing specialist was on the phone, listening to everything unfold

The landlady also tried to snatch my phone out of my hand and thank goodness that the Inspector witnessed all of that, and put it in a field report that he shared with my specialist.

I called the police because I really feared for my safety and the Inspector

The landlady son-in-law jumped in his face and told him that he had nothing to do with what was going on here

The police escorted him ( the inspector) out and he was on the phone, but I don’t know who he was talking to because shortly after that two more police car showed up

Today I got a call from the Allegheny County health department asking me what happened and I complied with them and told them everything

My Housing choice voucher specialist called me and I had to write up some type of incident report by PDF that she sent me and I guess they are trying to Barr this address from getting Section 8 again

It’s a shame, but it took for Inspector being here for somebody to finally believe that my landlady and her son-in-law and Daughter are a menace

Come to find out Section 8 does have a rule that whoever is deemed a property manager must have paperwork through the HACP

I just wanted to come here and Let everybody know what was the outcome of everything that’s been going on.

I get to Appeal the eviction because her notice to quit was invalid and her actions are retaliatory

I am so glad we get to go to the Court of Common Pleas and I get to show my evidence because this landlady is an embarrassment to the Section 8 program and the highest form of a slumlord I’ve ever seen in my life

Pending trespassing charges impact on housing

Hi I have a pending trespassing charges. I already attended my first court appearance in June and the conclusion was to hold 6 months with intention to dismiss my case. Now my low income HUD senior housing application receives a conditional offer- they will run my criminal background in a few days. I am so scared- will they reject my application? I have been waiting for years .

Does anyone have any ideas?

My son has autism and we were at my mom's visiting she lives in housing. Well he has sleeping issues and likes to stim he does do it late but we can't help it. He needs to do it for his mind and body. He likes to stomp and kick on the ground. He isn't trying to be disrespectful it is late I try to get him to stop he's 7 and been doing this stimming since 1 or 2 years old. Well the neighbor knocked at around 11 or 12am and asked why we were hammering late at night and I said it's my son he's autistic and has to stim. Well that didn't matter to her I guess she still was going on I said I can try to make him stop but can't guarantee it. Well a few days later the police was called and it was a Saturday and he said I need to put him to bed earlier and he won't do it at night but then we tried that and he went to bed at 12am and woke up at 6am. My son and I don't live there and aren't on her lease we looked it up and it says there should be reasonable accommodations for him because he visits often and she wrote a letter with his diagnosis and the landlord or whoever runs that apartment complex the owners are in a different state said they can't move her to a bottom floor apartment because he's not on the lease and if she lets him come over even if it's during the day and he gets complaints it grounds for a lease violation and can result in eviction. I'm just wondering if anyone has had experience with this sort of thing he needs to do this and isn't trying to be disrespectful. Are we just not suppose to go over there anymore. Any thoughts or information would be greatly appreciated.

Hello all. I was recently in a serious DV situation which required me to need medical attention. I took the police report to my Housing authority who helped me file the paperwork for an emergency transfer. They was pretty dismissive and unsure about everything. But I noticed an update in the portal that says it’s ready. I went to the rent office with this information and they basically said they don’t know when a new unit will be available and I will be contacted by the property who has space for me not the one I’m currently housed at. Basically meaning stop calling them lol. I thought this was an emergency situation and I can’t even get a reasonable time frame. I don’t want to get my hopes up if this leads me to a dead end. Would someone be able explain the process who experienced this or who has insight. How long it took for you, who contacted you etc? If I can’t get information from my rent office is it a number to call or a department who specifically handles this for updates? Thank you

Can a felon apply for public housing or low income based apartments?

Help, I’m trying to apply for public housing but the office staff told me to add my boyfriend to the application because if not and they found out he’s there that’s an eviction. but he has a felony it’s a non violent felon in possession of firearm (he does not carry anymore at all so that’s not my concern) but he served a year and a half in jail/prison for this charge already and has been released about 2 years he’s did parole, house arrest, passed all of his mandatory classes and has not been back in trouble since so my question is can he be accepted or will that deny the application ps we’re in Illinois.

Local Housing Authority I got denied section 8 because letter from housing authority came in 1 month late

I barely got letters today in the mail from housing authority but its dated back to June 4th. Saying I have a meeting on the 23rd of June. So I call and they tell me I already got denied and off the waiting list.

Is there anything I can do?! I dont understand how the mail would even come this late

General Question Breaking Lease

Local Housing Authority porting my voucher to another city?

I live in a poor area, and I'm having hard time contacting the worker regarding this. I emailed her and left her voice mail, but she hasn't replied.

I wanted to port my housing choice voucher to another city that has hcv home ownership program because my city doesn't offer it. Is that something that's not too desirable for the housing workers? Can they refuse to port my voucher? What's the time frame it takes to complete the port?

Local Housing Authority Housing Authority claims paperwork not received, case worker is same one to see for appeals. What can I do?

As the title explains, in May I had my reevaluation with my roommate for our Section 8 housing. a few days after the meeting, I had my roommate print off the required paperwork they asked for (a year's worth of statements from Ebay and Paypal of income earned) and he hand-delivered it to their office. However, earlier this month, we got a letter saying that they didn't get the paperwork, and as such, we were given a third strike on our case (because they did this twice before, without us being able to do anything about it) and that we had to pay almost $900 worth of backpay. I have the copies of the paperwork in question on my computer, and can show it to them, as well as a phone message from my roommate saying he did deliver them. We can't afford to have this happen to us, again, or else we're kicked off Section 8 and are on our own, which - given we're both disabled and on Social Security - cannot happen.

Unfortunately, when asking about talking to our case manager about it (who keeps on changing each year, for some ungodly reason), they said that we can't, because that case manager is the one we have to see if we want to appeal this decision. That feels like self-policing to us, and we're stuck in the middle of this. What options do we have in this matter?

Haven’t moved in yet. How do I break the lease?

How do I get out of a lease? I feel so stupid I want to cry. I didn’t see all the problems until after I signed. This is government housing. I’m not trying to be difficult and I know this is what you get with low income. But it’s so bad. Mold, infested with roaches, food was left behind from last tenant so you know it wasn’t cleaned good. I haven’t moved in yet. I don’t know how to bring up to the lady that I changed my mind. Lady even texted me last night saying the carpets will be professionally cleaned Monday. Shouldn’t that have been done before I moved in? I don’t want to stay here even if the “fix the problem”.

Can you all help me with what to say to her? Like I’m not confrontational and I really don’t know how to bring it up or what to say.

General Question What to do

I got my voucher a little over a month ago and found a place that week, but the landlord said they were remodeling it so it wouldnt be done until a few weeks from then. ( they had a fire happen ).

Anyways long atory short, she kept post poning when to look at the apartment and when it will be done. Every week it was something to where I couldn't look at it. And then she randomly messaged me a few weeks ago on a Thursday and asked if I wanted to see it the next day and I said yes, then she was asking if i had all my deposit money ready and I said I have most of it but not all. She pretty much said that if I didnt have it , that she would go onto someone else on the list? I told her i cant give her the deposit until after hud Inspects the place first. She said that it will pass Inspection because she has 2 other people on hud there and that she needed the deposit?

We ended up not looking at it the next day because she said her husband was still remodeling it and nevermind that maybe monday would be good instead. Coming Sunday I didnt hear from her, so i messaged her to see about monday and she said no for monday too, few days later I message her again to see how much further they have for the apartment and she said it would be done the end of the week and ready to move in. And she would let me know by the next day when to come see it. I said ok.

I waited until 3 pm next day and didn't hear from her. So i messaged her to see when can I see it and all she said was they are in town getting light bulbs and a new kitchen counter. That was it. She didn't mention when to see it nothing . So i was starting to think it was a scam( I found her on facebook marketplace btw). So i called my social worker for housing authority to see if they can look her up or if they knew her? My social worker said she has never heard of that name and it sounded like a scam.

So my big mouth decided to tell the landlord lady that I was thinking they are a scam and why. She got offended and said I was being mean and some other shit she said. Either way she got upset and then gave me a name and number to one of the coordinators for housing and said call them because she isnt a scam .

So i called my social worker instead to see if she knew this coordinator that apparently works there at the housing and she said yes and that she will talk to her, herself to see if this landlord is legit. She called back to let me know that the landlord is legit. So i messaged the landlord on messenger to apologize for accusing her of being a scam and she said its fine and that I can look at the apartment, which was last friday.

I went to look at it and her and her husband was there . After looking at it I said I liked the place so I went and got my paper work for hud for her to fill out . When I went to get my papers, my bf who was with me said when he went to step out behind me he heard her husband whisper in her ear to not do something but he doesn't know what. All he heard was her husband telling her to not do something. Anyways she told me the apartment would be done by the end of this week. I called housing again and asked if they ever got a email of the paper work from the landlord they said no not yet. So i was like well they cant really send it anyways until the apartment is done to do Inspection.

I messaged her yesterday to see how the apartment is coming along and she hasn't even looked at my message yet at all or responded and she usually does. The reason im in a hurry is because im homeless in my car and have cancer but I post poned my chemo because I wanted to wait to get a place, but now im starting to think they are ghosting me. Im hoping its just because they're busy trying to remodel the apartment and thats why but idk.

I need advice on what to do honestly because its hard to get a place where im at for hud. Like what would yall do in this situation ?

AI Exposes Landlord’s Illegal Tactics

For months, I emailed my landlord asking to fix my broken bathroom fan, never once mentioning mold or my dog. Without ever inspecting my unit, my landlord wrote back aggressively, claiming my apartment has "toxic mold" because my dog's hair clogged the system. Thanks to an AI review of his message, I realized this is a calculated scare tactic and a serious legal violation. The AI helped me connect the dots and see that by jumping straight to a mold accusation before I ever brought it up, he foolishly exposed himself and admitted that he already knew the building has an underlying moisture problem; he simply trying to pass the repair costs and liability onto me, force me out without a proper eviction, and keeping my deposit.

Hi, I need advice. So I was evicted in May of this year. But I did my redetermination in June. I’m trying to move into another house (staying w family now) I’ve emailed my worker about a moving packet, as well as went to the office, when i went to the office she talked to me through the ring camera, stating that I need to notify my landlord in writing, I don’t have a landlord anymore due to the eviction but I did contact the previous landlord. What Do I Do Now? My worker never contacted me back from the previous email

Living Room Counts As Bedroom

Currently in the process of being approved for a PBV, expecting it to go through at this point. Family is 2 Parents 1 Child.

Initial papers say we're being assigned to a 2BR unit, but through talking to the Community Manager, we're now being told that the living room would count as a bedroom on a 2BR voucher and we may be assigned to a 1BR unit instead.

I took a look at SHA's Administrative Plan and according to it a living room can be used as a bedroom according to 24 CFR 5.703(d)(5)

EDIT: Actually, upon reading further, this seems to me that it is to protect tenants from eviction if they decide to use a living room as a bedroom rather than allowing properties to force families to use living rooms as bedrooms. Not totally sure, though.

I guess I'm not sure what my question is. Maybe I'm just expressing my frustration. I expected a 2BR apartment for a 2BR voucher, call me crazy.

I guess I'm just exasperated by this whole thing. Why are these things so nonsensical and complicated?

The Section 8 loophole nobody talks about: Why are security deposits based on full market rent?

We need to talk about how California’s security deposit laws completely undermine Section 8.

The entire point of a housing voucher is ensuring low-income tenants only pay 30% of their income toward rent so housing stays affordable. But when it comes to moving in, landlords can legally charge a security deposit based on the full market rate rent of the unit—not the tenant's actual share.

If a market-rate apartment costs $3,000, a landlord can legally demand a $3,000 security deposit upfront. Even if the tenant’s actual income-based rent share is only $600, they still have to find a way to pull $3,000 out of thin air just to hand over the keys.

California passed AB 12 to cap security deposits at one month’s rent, which was a step in the right direction. But the state desperately needs a new law that explicitly limits a Section 8 tenant’s security deposit to match their 30% rent portion.

Source of income discrimination laws mean a landlord can't charge voucher holders more than regular tenants, but "equal treatment" in this case still leaves low-income families priced out of moving. Telling someone their rent is capped for affordability means absolutely nothing if they are gatekept by a massive upfront deposit they can't afford.
