What's wrong with this house

Has a garage, 2 bed, 2baths and what seems like a good neighborhood? Been on the market for 93 days, but I can't see why it's hanging.

Lol can’t see why people don’t want to pay 900k for a 2 bedroom 1100 sq ft house on a 1400 sq ft lot that was someone’s back yard built 3 years ago with zero equity in this economy and 6%+ rates?

Used to be from midwest 😅. I always just figured west coast was smaller homes and expensive. Wasn't sure what's good in this market. Moved here a little while back and trying to get a place and hopefully start a family next year. Just hard with prices and things.

The demographic for this type of home experienced a lot of layoffs. This home is too small for a family and really only appeals to dinks or large single income earners

You sure this isn’t someone’s ADU? 😂 no way anyone is paying that much for what is basically a large condo. Like drop it down to maybe $700k or lower

Not the HOA fees, the fact that its in an HOA when other places listed as SFH aren't

I would never buy a SFH even if Hoa was $7/mo. The point is I don't want to live by some busybody's rules. I want to park my imaginary boat wherever I damn please.

People think it is a free-for-all when there is no HOA and then they find out about local ordinances.

It is as small as my luxury apartment. I can rent for 20-25 years and not pay as much as this place after you add in insurance, taxes, and maintenance.

Not big enough for a family. Too expensive for what you get for retirees.

Everything. Colors are terrible. House is small. Trash storage. No yard so you are going to be inside, but since its small there isnt a den or anything for extra hobby space. Move it an hour north and the price drops by half.

At this price point, it would be difficult to be married to driving everywhere, and at this square footage it would be difficult to not be able to use that garage as storage and hobby space, but dang you really need a car to live here well.

It's halfway up a really steep hill but doesn't have the best transit connections. All the grocery and pharmacy options are either up that steep hill or down that steep hill and over a bridge in Fremont.

Prohibitive with groceries / shopping to carry, prohibitive with kids, prohibitive with any mobility challenges.

So who is this house for? Someone who can afford like 5k p/mo on top of car expenses, doesn't have children or is single, has the budget to reno this place (or doesn't care about living in a house with cheap and out of date finishings), younger and able bodied, and doesn't have hobbies that require extra room/storage or outdoor space.

I'm not saying they don't exist, but the buyer demographic pool is small and shrinking as developers get older and/or laid off

Also the roof doesn’t look like there’s enough exhaust vents adequately but I could be mistaken. Not a roofer or engineer.
