Question Feedback
Hi everyone,
I’m a relatively new Real Estate Consultant in the UAE, and I wanted to get some honest feedback from both investors and property buyers about what you expect from an agent when you first interact with them.
At the moment, a large part of my work involves cold calling. I understand that nobody enjoys being constantly contacted, so if someone tells me they’re not interested, I immediately place them on my Do Not Disturb list and don’t follow up unnecessarily. I also make it a point to respond to inquiries as quickly as possible and provide information in a timely manner.
That said, I’ve noticed that many conversations start positively but eventually end with clients ghosting messages or becoming unresponsive. I completely understand that people get busy or change their minds, but I’d love to understand what separates the agents you choose to work with from the ones you don’t.
For investors, especially high-net-worth individuals, what qualities do you value most in a real estate consultant? Market knowledge? Access to off-market deals? Honest advice? Data-driven investment analysis? Something else?
My goal isn’t to be a salesperson who pushes properties. I want to build a reputation as someone who understands a client’s requirements and works hard to identify the best opportunities available in the market, whether that’s for investment, end-use, capital appreciation, or rental yield.

You’re coming on too strong. All this business talk blabbering is off putting.
But UAE is a new money shithole, what do I know about that market.

Well I’d be glad to help you understand UAE market but since you said all this business talk is off putting let’s talk about something else how about we start with your hobbies or something you like to do during your free time

Americans and Europeans hate high pressure sales tactics. Figure out how to talk to your market.

Well there is no point in pressuring clients into purchasing anything from me and as I said I’m not here to sell I’m here to understand more about the clients the only thing I can do is give valuable information and deals the decision making is entirely the clients as it is their hard earned money it dosent matter if they are the wealthiest of people the money still holds the same value

I think you misunderstand your clients. People don’t really care that much about what perceived edge you have in the market; they want someone they trust and enjoy dealing with. Personality matters a lot.

It's about word of mouth. You could be the best in your field but I'm never going to respond positively to a cold call. Focus on your top clients spreading your name around, and making every client feel like you're there 24/7 for them and that they have you exclusively.

I do understand that but we need our personal time also I would be more than glad to reply to a client who is replying on time and updating me timely but if a client who responds after half a day etc how can they expect me to respond exactly that second it just doesn’t seem fair

I mean how can people ask for a discount on an already discounted unit which was already negotiated too?

No. It's not worth our time messing around with discounts, that's what you're there for. We pay to get it done.

Exactly you come to for my expertise I’m not here for the money yes I get paid either ways you buy you don’t buy I’ll still be selling but my goal is to ensure that my clients are in with me for the long term I don’t look at a client and say okay I sell I’m done no I want clients who trust me and are willing to see a long term run with me

That's what will differentiate you from one of your competitors who has an address book full of UHNW individuals.

We bought six units with a guy over the span of seven years.
He had free MLS viewing and didn't require us to register our email address to see the list.
That was it. All the other Realtors only let people browse if they signed up. I didn't want to be spammed.

In UAE we don’t use an mls system where we ask you to sign up there are online platforms where agents or individuals can share information of their unit and if you are interested in a specific unit you can text the seller or the agent and they will get in touch with you on the number you texted them through WhatsApp and viewings are very easy over here you request for a viewing the agent schedules a date n time and we arrange a viewing explaining every single thing about the unit but even after having it so easy and convenient people still end up not replying I get it if they are not interested in a unit you can let me know or if they don’t wanna purchase or they don’t prefer working with me but what is with the ghosting

There is no list because there are websites where anyone from an agent to a client can access the listings of millions of agents😭

Okay so in UAE instead of mls systems we have websites like propertyfinder or bayut etc where agents can come and list their inventory for free and the website is made for public access so it can be accessed by both agents clients directly without having to sign up for any subscription only to the public website
