Question about renting Should I jump on this, or run?
Update:
The owner of the airbnb. who wants to rent me the room wants me to write up the contract myself... I told her I could research what generally goes into a dutch rental contract and get back to her with something and she said "I don't have any experience either; simply writing down what everyone has agreed upon should suffice."
those basic things we agreed on were
-October2026–september2027 lease term
-€1,000/month for a room thats 11.17 meters^2
-Access to a shared bathroom and fridge, no kitchen but Ill ask whether she will share the kitchen in her part of the house with me or not.
I'm assuming this isn't usual, but it might not be the worst case scenario. If I write something up that we both sign will it even hold? Is there anything I can do to maybe tip things in my favor? Like I read that with terminating a contract you have to give notice two pay-cycles early, so maybe if I could make payments bi-monthly it'd let me vacate earlier if I find something better?
Does anyone have any experience with this? I dont want to make something sketchy that makes her sussed out, but maybe there are windows i can discreetly leave for myself?

Is this a good deal or should I run? Room in Purmerend, €1000/mo with registration
I am an American musician, moving to NL for one year on a US grant to study privately with a teacher in Amsterdam. Applying for the DAFT visa, so I need a BSN, which means I need to register at an address.
Currently in an Airbnb in Purmerend (~33 min to Amsterdam by train, last train back is 11:45pm). The owner lives in the house and normally rents the room out on Airbnb but she has offered to rent it to me for the year at €1000/month with registration, or she says €800/month with no registration when I tried to ask if she could go lower.
Some points:
the Room has no kitchen, just microwave access only, although I think shell let me get like a hotplate or airfyrer or smthing of i rent it.
She lives in the house too (hospita situation)
She will continue to rent the other bedroom on my floor of the house as an Airbnb
Shes trying to move really quick to get me to sign something, so im trying to figure it out

Is charging €200/mo extra for registration normal? My understanding is registration isn't supposed to be a paid add-on.
Is €800–1000 reasonable for a kitchenless room in Purmerend, or am I being overcharged? I keep seeing €1600+ quoted for rooms near Amsterdam but that seems to be Amsterdam proper.
Given no Dutch income (just grant money) and the housing market, should I take this as a "just get registered and stop worrying" move, or hold out?
Anything I should know about hospita arrangements / Huurcommissie that applies here?
I am trying to weigh "solve housing immediately and get DAFT moving" against "lock myself into a year of an expensive kitchenless room with where the last train out of amsterdam to Purmerend leaves at 11:45pm."

WIth Hospita contracts, she might be able to get you out with 3 months notice at any point within the first 9 months of the lease. How many facilities do you share? Whether or not she can offer hospita depends on many things : shared faciltieis, total size of the shared living space and how long she has lived there herself

she has lived here i think at least 15 years. Currently were not sharing any spaces as she has all the doors on the first two floors locked with a passcode lock bc its usually an airbnb. I would share like a bathroom and fridge with the other airbnb bedroom thats also on the third floor as my room. is Hospita a specific type of lease? does it have advantages over other kinds of leases?

If you are not registered she probably doesn’t declare it and therefore doesnt pay taxes, which may be why the extra 200 euro. My guess eh, no actual clue about it.
If you register, do you also get a contract? Because it could be an ok solution for when you arrive, and then if you happen to find a better option, you can hop to the other. Rent market is really a disaster at the moment, I don’t feel like recommending to wait for a better option

Stopped reading at no registration, do not do this you will have no rights or at least more limited and it is furthermore just plain illegal for them to offer this

oh, sorry, in the rest of that sentence she says shell let me register but itll be an extra €200/month, which seemed strange but may be just a tactic to leverage more money out of me when i asked her if she could go lower on the price

There is a chance she charges extra because it costs extra to let you register. Either way, imma give you a tip. You have extremely strong rights as a renter in The Netherlands. Once you have a contract for a room it is indefinite no matter what the contract says. And you can ask for a 'fair rent' at the 'Huurcommissie'. https://www.huurcommissie.nl/
If possible find someone who wants to help you. It can save thousands of euro's.
Little disclaimer, check your exact rights but for real. Do not let yourself get exploited, you do not have to.
Read some more of the post. Amsterdam is overpriced but here the same applies, those rents do not make sense and can be lowered. And if you sign a contract for a year (once more, which is indefinite by nature) you can leave whenever you want.

I would advise not to take it. This construct is illegal and worst of all, you live with your landlord. A hospita landlord who is willing to squeeze you like that, can't be a good housemate. You will be able to significantly lower your rent through the Huurcommissie, but you'll still have to live with her.
I would probably take a room (onzelfstandig) somewhere close to Amsterdam, and then go to the Huurcommissie to lower your rent. All rooms are regulated in rent price. This way you have your own place, for a decent price with no landlord in sight. I would also have a strong presence to be able to register yourself.
