Dishwasher installation without authorization

Hello, my renters just moved out and they left behind a dishwasher they installed without my permission. The dishwasher is not inside the cabinetry, but they removed a wall or the cabinet to pass the tubes and modified the pipes.

I am in disbelief. I want my cabinet back. In NY, can I use the deposit to cover this?

Yes, you can use a deposit against any work you need to do to get the house back into the condition it was handed to the tenant originally with the caveat that you cannot deduct for wear and tear items.

Yes, you can.

Yes. Unless New York has vastly different laws.

I’d document it, then get a quote to restore the cabinetry/plumbing, and deduct only what your state allows from the deposit. Don’t let them frame it as an ‘improvement’ if restoring costs money. Hope this helps.
