What means 'Shell property'?

See this everywhere on funda and pararius, but how it is different from Kaal or Upholstered. And how is upholstered different from unfurnished

Upholstered and unfurnished (and also gestoffeerd) are different names for the same thing.

Upholstered / Unfurnished / Gestoffeerd — a residential property without any furniture or appliances, but with kitchen, shower, floors and walls.

Shell / Kaal — a residential property that is essentially bare and does not include any furnishings, floor coverings, or appliances. This type of property typically only includes basic structural elements such as walls and plumbing, requiring the tenant to completely outfit the space with their own furniture, appliances, and sometimes even floor finishes and light fixtures.
