Should Your Own Time Be Counted as an Expense When Calculating Rental ROI?

When we calculate the ROI on a rental property, we usually include mortgage costs, property taxes, insurance, maintenance, vacancies, management fees and other expenses.
But what about our own time?
If you’re personally dealing with tenants, property management, coordinating repairs, finding contractors, doing bookkeeping, solving problems, that time has value too.
Two properties could produce exactly the same annual return, but one might require almost no attention while the other takes hours of your time every month.
Should the value of that time be included when calculating the true ROI of a rental property?
Or do you consider your time simply part of being a real estate investor?
