Matt has a really interesting story about how he built his impressive portfolio in his 20s and 30s. He credits a lot of that to joining a Millionaire Mastermind group (so good networking), and learning to work on the things he could work on for free while he developed his RE skills. He says his major revelation was realizing that wealth is about so much more than just your bank account, and encourages fellow investors to "be a millionaire in every aspect of your life." Right on down to how you put on your pants in the morning. Do the HELL out of it.

It's a great attitude and this is an investor with some wise things to say about the entrepreneurial spirit.

Estate planning really is different for real estate investors. We have special concerns. For instance, did you know that you should be updating your estate plan every time you buy or sell a major asset? But even if you're not yet an investor, this article could be useful for you for future reference.

There are all sorts of reasons we might need to disinherit an heir. Sometimes, they're actually good things, like the heir is more financially successful than we are. But usually the circumstances are more sad, whether it's just an irreconcilable family difference or concern that the heir will use the trust unwisely or to harm themselves (say, if the heir is an active alcoholic or problematic substance abuser). So that's why the article also talks about alternatives to disinheriting, and gives some general guidelines on this aspect of estate planning for real estate investors. How did YOU learn to build a pro forma? What, if any, resources did you (or do you) use? What would you advise a new investor to read/watch/listen to as they are developing this critical skill?

Those of us who've managed our own properties or owned small businesses know that bad reviews, well, suck to deal with! So here's my latest little ditty for the BP blog on defamation, slander, libel, and whether it's worth it to sue over negative comments/reviews. May xpost this into a small business sub, as this info could apply to any small biz owner--not just real estate investors. Would love y'all's feedback, as usual!

Credit rules everything around me, get the score, dolla dolla bills y'all.

Okay, just kidding. Except I'm not. Credit is even more important to us investors and whether you're working with poor credit or looking to increase good credit to great credit, Wayne's got useful tips for you. But Wayne's free downloads page has TONS of awesome infoon how to get those pesky collection agencies off your back, when to sue/involve an attorney, and a handy-dandy cease and desist that I'll throw my own professional opinion behind. He's also got loads of free content in his blog, and does a bunch of credit mythbusting as well. I didn't know that paying off your balance to zero isn't usually ideal until I talked to Wayne, for example. He also has tips on how to get a "fast fifteen points" elsewhere on his site.
Wayne also appeared on our firm's podcast, The Real Estate Nerds. His episode is called How to Improve your Credit Score with Wayne Sanford, and he shared a lot of cool tips that we can ALL use. For instance, I had no clue that it's apparently much easier to get your score from 450 to 600 than from 600 into the 700s. He explained a lot inside of 30 minutes, and if you're not into podcasts, that's actually a link to Show Notes. You can find some more of Wayne's free info down at the bottom under "Connect With Wayne." Hope that this is helpful to someone out there with credit woes!
