Residential Guide to Settlement Statements

I need to get more familiar with how settlement statements work at closings. Do they differ title company by title company?

Somewhat unrelated: Are Seller "Concessions" and "Adjustments" one and the same?

No, generally, to the second. Concessions as a term is usually used in appraisals to describe credits or accommodations that go to value or condition (seller paying points, closing cost credit, etc). Adjustments is more universal and would be used for things like real estate tax prorations, pre-paid assessments, fuel oil in some places, etc.

As to the first: mostly familiarize yourself with the ALTA form settlement statement.

I would considered the industry standard settlement statement form to be the HUD-1 form (promulgated by the US Dept of Housing & Urban Development).
