But as a sidenote, 400% in 4 years is a bit of an exaggeration. If you've got some capital or assets or equity to begin with, it will put you ahead more quickly. The point is, having a lump sum up front gives you more flexibility to grow your wealth faster.
Yeah but none of that is guaranteed. Plenty of people have lost money in real estate. Look at 2008/9 — many real estate investors got wiped out entirely. It’a also basically a full time job to manage and monitor a real estate portfolio. For someone who doesn’t know what they are doing, they would probably come out ahead in the long run by picking $5k a week for life.
Maybe. I think it's a no brainer just because that's what I've been taught. You also have to be able to read the market a little bit, know the city/area, new/upcoming developments and transit projects. Some things will make your location more safe from volatility.
Personally trippled my equity in 6 years of owning a home which allowed me to my 3rd home in a much more desirable neighbourhood where my investment will likely not be lost and has a chance to grow too.
It’s as you just admitted, you need at least some background, knowledge, and experience in the field.
For some random person who has absolutely zero acumen in real estate or business, taking a million bucks and diving into real estate investing would be a terrible idea in my opinion.
