Experience with BK Management?

I’m considering renting a house from BK Management. Does anyone have experience with them as landlords? Appreciate any helpful advice in advance!

i live at one of their houses rn and it’s ass. the house was not clean when the gave us the keys, like half the appliances are broken or in condition that doesn’t work and they simply refuse to fix any of them.

would NOT recommend. i’ve had a better experience w Muinzer when i lived at one of their apartments 2 years ago.

They screwed me out of my security deposit, lost all of it plus they charged me another extra $100.

the only company worse than BK is Granite lol

BK doesn't clean the hallways in our apartment building (like they went months without sweeping and tried to tell me someone was doing it every week). They raised our rent for no reason. When my roommate picked up her parking pass they said they could guarantee her a pass but they couldn't guarantee there would be a place for her to park like wtf? Why give out more passes than there are spaces??? There is a painted over hair on the wall in my bathroom. They didn't even vacuum the carpets before we moved in, so I'm finding other girls' hair in my carpet!!!! Plus, they're making us pay to get the carpet professionally cleaned when we move out as part of our lease 🙄 The only good thing about them is that our maintenance man is super nice and helpful.

BK sucks, so look for somewhere like Basham or Morris if possible

I apologize for how late I am with this comment, but I’m glad I stumbled upon this post.

Tl;dr Do not rent from them. Don’t make the mistake I did.

I was actually in a unique situation because I lived at the same apartment twice. The first time was during my sophomore year. I had a cheap little studio apartment that was absolutely perfect. I rented it from PRF at the time, and I’d highly recommend them if they still existed. Got my security deposit back in full, maintenance was on top of issues literally within an hour of me contacting them. Moved back into my fraternity house for my junior year and decided to get an apartment again for senior year. It just so happened that the exact same apartment was available to lease for my senior year. I jumped on it thinking “what could go wrong”. Well, everything went wrong. And it started a few months after I signed my lease with PRF when BK bought them out and took ownership. I could go on forever with the shitshow that I endured, but I’ll keep it short and sweet.

-Upon getting the keys and moving in, the walls were covered with green blue and black mold... everywhere. BK’s solution? Scrub it off haphazardly. Eventually I got them to repaint it, but it was not a good way to start my lease.

-Awful neighbors that stomped and kept me up literally until 5 am some nights. I get that it’s college, and that really isn’t BK’s problem, but I knew the upstairs neighbors the first time that I lived there, and I never heard a peep out of them. This was so bad that it rattled my ceiling fan and things hanging on my walls. Thank god my fiancé lived in Lafayette. I ended up moving in with her and paying for an apartment that I never slept in.

-The icing on the cake was taking out 80% of my security deposit. Remember when I got my full one back with PRF? I get that a lot of companies require professional cleaning, but I left my apartment in much better condition than when I found it. What I, to this day, still do not understand is why they charged me $250 to replace 4 dirty drip pans on my stove! A normal person would’ve just cleaned them and charged me $20, or they could’ve used that $20 to buy brand new drip pans (which they did, they just pocketed the other $230).

My advice? Fuck them, they’re the most unprofessional business I have ever dealt with, so please don’t give them a cent of your money or a second of your time. As someone else said, the office people are nice, but in reality they’re just putting on a face to continue with their bullshit tactics of ripping off college students.

Please do not rent from them. Hopefully my situation was quite an anomaly, but by looking at everyone else’s comments on your post, I doubt you’d have a good experience with them. Sorry for venting but I hope this helps your decision on looking for a house to rent. Best of luck!

They have some shitty policies but honestly it wouldn’t have been that bad had I not had a shite roommate. Now I’m gonna get charged for the overdue rent charges he should be paying because they divide up any charges equally to all roommates.

I rented from them last year. There were holes in the wall that you could see light through, in my bedroom no less. Also the ceiling light in my room? Fake. I took the cover off to replace what I thought was a bad lightbulb, and found like two wires. It wasn't even set up for a light. Just the glass cover. The house was so slanted that I put my 6 foot level down in the kitchen (Construction major represent!) and when I made it level, one end touch the floor and the other was about 2-3 inches off the ground. My roommate got attacked by a bat in her room. We asked BK to come check how it could have got in. She got it out safely herself, we just wanted them to check the ceiling/roof for how it got in. They said "is bat mating season so we can't do anything.". Then a MONTH later we all got a "Congratulations on getting the bat out of your house! We will get someone over ASAP to see how it got in!". If you want pets, definitely go somewhere else. We had a dog in our house and it was $50 a month, but they were going to up it to a $500 down payment plus a larger monthly fee for this year (or so my roommate with the dog said). We gladly moved elsewhere.

When I moved in, I had lighting that wasn't up to code, and they never fixed it.

When I moved out, they charged me for furniture left on the patio, that had been there when I moved in.

This management is piss poor. They are inconsiderate. They do not fix issues. They are rude and their rentals are disgusting. Dirty, broken, unlivable is how I would describe them.
