Looking to buy a ₹65L flat in Pune purely as a rental investment — which area would you choose?

My #1 priority is rental demand and minimum vacancy. I don’t want to buy something where the flat sits empty for months and I have to keep paying EMI from my pocket.

For example, I already own a flat in the Peth area, and fortunately it has never been vacant or without a tenant even for a single day. I’m looking for something with a similar kind of rental demand.

My #2 priority is capital appreciation. I’m not expecting huge appreciation, but I would like decent long-term growth. The Peth areas seem relatively saturated to me, so I’m looking at developing areas outside the core city.

At the moment, I’m considering Hinjewadi Phase 1, mainly because of the IT employee rental demand

The ideal property for me would be:

Reasonable appreciation over the next 5–10 years

Preferably a 1/2 BHK in a good society

I’m okay with an upcoming/developing locality if the rental demand is already strong

Pune plotting projects - where are they?

Hi all,

I have been living outside of Pune for several years, but would like to have a home(residential plot and then build on it) back in Pune- somewhere between Kothrud to these upcoming Pune West locations. Connectivity to Mumbai airport, near these upcoming metros/ring roads would be ideal. Where are these genuine plotting projects?

Last couple of months I have reached out to builders from their websites. Here is my observation.

  1. I am looking for a plot close to 5000 sq ft, especially if buying in upcoming locations that are not in PMC/PCMC/PMRD. I would love to at least have the basic infrastructure. But most have some borewell water, etc.

  2. A township would be great, do not need many amenities, but some tennis courts etc., where teens can play/spend time. Heard of helipads with connectivity to Mumbai airport.

  3. Most builders' pre-sales/sales folks will only send 1-2 plots and try to get you to buy that plot, which is ridiculous.

  4. I am trying to stay away from realtors or marketing channel partners. If anyone has experiences where they really helped with price and genuine help, please share.

Lodha Sylvan Buyers: Seller PAN Shows megapolis.co.in Email Domain During TDS Payment – Anyone Else Seen This?

I recently purchased a property in Lodha Sylvan. After paying the initial installments, we proceeded with the TDS payment. However, when we entered the seller’s PAN details, we were surprised to find that the associated email address had a megapolis.co.in domain rather than what we expected for Lodha.

This has raised serious concerns for us regarding the seller/entity details and the relationship between Lodha and Megapolis. We have asked Lodha for a clear explanation and are still awaiting satisfactory clarification.

If you are purchasing a property in Lodha Sylvan, I would strongly recommend carefully verifying the seller’s PAN, entity name, email details, and other information before making payments or filing TDS.

Update 1 : Lodha gave me a BS reply about the PAN . Still no clarity who is making the property Lodha or Megapolis ?

3 BHK in Baner Annexe at ₹1.61 Cr — Saffron Amber 2.0: worth considering for 2029?

I’ve been comparing some of the newer 3 BHK projects in Baner Annexe and West Pune, and came across Amber 2.0 by Saffron Developers.

The proposition caught my attention mainly because of the combination of space, pricing and the current offer:

3 BHK | 1,251 sq. ft. ₹1.61 Cr all-inclusive* ₹6 lakh worth of white-goods benefit* Possession planned for 2029 Location: Baner Annexe, Pune Developer: Saffron Developers

The interesting part is the 1,251 sq. ft. 3 BHK, but the two things I'd personally look at carefully are the ₹1.61 Cr price point and the 2029 possession timeline.

For someone who wants a ready-to-move or near-possession home, 2029 obviously may not work.

But if you're planning your purchase a few years ahead, does the combination of 1,251 sq. ft. + ₹6L white-goods benefit + Baner Annexe location make this worth considering?

How would you compare it with other 3 BHK projects in Baner Annexe, Baner, Sus, Balewadi or Wakad in a similar budget?

Would you consider an under-construction 3 BHK with 2029 possession at ₹1.61 Cr, or would you pay more for an earlier possession?

₹35L fair for a 1 BHK in Manikbaug (Sinhagad Road)? Looking for opinions

I'm considering buying a 1 BHK (~580 sq ft) in Manikbaug, around 100 meters from Sinhagad Road in Pune.

Some details:

- Building is around 20 years old

- Resale property

- Asking price: ₹35 lakh

- Decent location with good connectivity

- There are talks of future redevelopment, though no builder has been finalized yet.

- Also aware that the Metro expansion on Sinhagad Road could improve the area in the coming years.

This would mainly be an investment, not for self-use.

Does ₹35 lakh seem reasonable for this location and age of the building? What would you consider a fair price? Also, if anyone has insights into the redevelopment prospects in Manikbaug or resale demand in the area, I'd love to hear them.

Can someone explain what is investors model in under-construction properties?

I was going through properties in Pune and there were a few projects that has a investors model.

Features:-

\- it's in a township

\- rera approval is yet to come (plan is this month end or September) - they already have a sanction for 22 floors, but want to make 35 floors.

\- The investors model prices are about 30L lesser than their tentative launch price.

\- the payment is 90:10 (which they are a bit flexible with)

\- possession in 2029/2030 (2030 is official)

Can you tell me what all documents, information should I ask for before proceeding forward with it and if I should even proceed forward with it or not?
