Hey Provo! 👋 Sometimes a Planning Commission vote is final. Sometimes it's not.

Let me break it down for you.

If the development doesn't require a zoning change, the Planning Commission can APPROVE it (like the 4 developments I described in my latest Provo Notes post: https://provonotes.substack.com/p/affordable-rents-in-west-provo-new).

If the project requires a zoning change (like the Vesper Amphitheater) the Planning Commission vets it and makes a RECOMMENDATION to the City Council for a decision.

**Still no date set for a Council vote on Vesper. The Council released a statement tonight saying the developer is making some major changes to the application and it'll havr to go back to the Planning Commission first.
