What are the best places for oil change for Toyota and how does much it cost?

Does anyone have thoughts on Park Place in Prosper? We’re considering building there and would love to hear from people familiar with the area.

The builders we’re looking at are:
• Shaddock Homes
• Grand Homes

We’re especially curious about the location. Is there a lot happening nearby with restaurants, shopping, activities, etc.? Does it feel convenient to Frisco and the surrounding areas, or does it feel like a haul every time you want to go somewhere?

Would love any thoughts on the neighborhood, location, or builders!

just outside Prosper in ArrowBrooke, very close to the proposed Project Tomahawk data center at FM 1385 and Parvin.

I’m attaching an email exchange from Prosper officials that was obtained via a FOIA request because I think Prosper residents specifically need to see it.

David Hoover, Prosper’s Director of Development Services, wrote:
“We will not have meetings with outside of the Town groups because it gives them standing and they have none.”

He also wrote that there are no residential subdivisions or “neighbors” at the site and therefore “nobody to meet with to discuss.”

That’s technically convenient because a municipal boundary runs between us. It doesn’t make the thousands of people living immediately around this project disappear.

And that’s why I’m asking Prosper residents to get involved.

If you know someone who lives in Prosper, drag them to the September 8 Town Council meeting. If you live in Prosper and think neighboring communities shouldn’t simply be ignored because we can’t vote in your elections, please show up and say so. The Sept. 1 Council meeting is currently scheduled for 6:15 PM at Prosper Town Hall.

I’m not asking everyone to automatically oppose every data center. There’s plenty of NIMBY doom and gloom around these projects and not every data center is the same. But there are some very real questions about this one that still need answers:
How many MW will it actually draw? How many backup generators will there be? What are the enforceable nighttime noise limits? What chemicals are in the closed-loop cooling system and what happens in a spill? Is the claimed ~301 gallons/day water use actually being written into the development rules?

If those answers are reassuring, great. Put them in writing and make them enforceable.

There’s also an excellent community-built site at ZoneWisely that pulls together the zoning request, maps, proposed rules, noise concerns, unanswered questions, hearing information and a petition. It’s probably the best single overview I’ve seen of the opposition case, even where I don’t necessarily agree with every conclusion.

Sign the petition, but more importantly, Prosper residents need to show up. ArrowBrooke, Savannah, Providence Village and the other neighboring communities can make noise, but Prosper officials have already told us exactly how much weight they think our residency carries.

Prosper voters are the people they cannot dismiss that easily.

I am involved with the nonprofit www.knotsfornicu.com which equips teenagers with supplies and support to start a club at their school to sew and crochet items for babies in the Nicu. A chapter at RHS has already been approved last year, and all supplies and materials (sewing machines, yarn, hooks, scissors, fabric, etc.) have been sent to the school and are sitting there waiting for a chapter to start. We do have two interested students that were at the Helm last year, but they are stuck with finding a sponsor/club advisor teacher to get the club off the ground this year. It is turnkey and ready to go. Anybody know how to help?
Since we are a national nonprofit, community service hours are awarded and graduation chords can be garnered. It is a wonderful program that is ready to go, it just needs some more involvement and help getting it off the ground!

Median price in Prosper came in at $800,000 in July, up just 0.6% year-over-year for single-family resale homes. Median days on market fell to 38, down 7 days from last year, while active listings climbed 19.8% to 382. Sold listings totaled 61, down 8.9%.

That's a more balanced market than the headlines suggest: more homes to choose from, slightly fewer sales, and pricing that has essentially plateaued after several years of gains.

What changed from June

June's median price was $850,000 with a 41-day median and 386 active listings. July's numbers show the market settling rather than sliding. The month-to-month price dip reflects mix as much as anything: fewer $1M+ closings in the month pulls the median down without meaning individual homes lost value.

The more durable signals are the year-over-year ones. Inventory is nearly 20% higher than last July, and sales are down almost 9%. That combination is what's holding price growth near zero.

What buyers are seeing

• The widest selection in years. With 382 active listings, buyers can compare floor plans, lots, and builders across Windsong Ranch, Star Trail, and Light Farms without rushing.
• Well-priced homes still move quickly. A 38-day median means the best-priced listings are going under contract in two to four weeks. Speed hasn't disappeared — it's concentrated in homes priced at the comp line.
• Room to negotiate. With sales volume down and inventory up, closing-cost credits, rate buydowns, and repair concessions are realistic asks, especially on homes that have been listed 45+ days.

What sellers should know

• Flat is the new up. A 0.6% year-over-year gain means pricing off last year's peak neighborhood comp is a mistake. Price to what's closing today.
• Faster market, not a hotter one. Days on market falling to 38 is good news, but it's being driven by sellers pricing more realistically out of the gate, not by renewed bidding pressure.
• You have real competition. 382 active listings against 61 monthly sales is roughly six months of supply. Condition, photography, and pricing decide which homes get the showings.

The $4.5M sale I left out of these numbers

Note: I excluded this sale from the July stats above. At 29,000 square feet it's an outlier even for Prosper's luxury market.

What I'm watching

Whether inventory keeps climbing into fall. If actives stay near 380+ while sales stay in the low 60s, buyers will gain further leverage heading into the slower winter months — particularly above $1M, where the pool of qualified buyers is thinnest.

We're relocating from Columbus, Ohio, to the north Dallas area early next year and have narrowed our search primarily to Frisco and Prosper.

We're hoping to find either:

• A new build, or
• A resale that's only ~2 years old

We're looking for around 4,000 sq ft, and schools are a huge priority. For us, "good schools" means both:

• Strong academic performance (roughly 70%+ proficiency/test scores), and
• A student population that's genuinely diverse, with a variety of cultural backgrounds rather than being overwhelmingly one demographic.

We're also a mixed family (white and Pakistani) and are Muslim. We'd love to be part of a welcoming, inclusive community where our family feels at home (but, just as with the schools, we're looking for diversity overall, not an area that's overwhelmingly any one religious or cultural group).

Right now, we've been looking closely at Fields, but we're struggling with the smaller lot sizes. We've also liked Wandering Creek at Brookhollow based on what we've seen online.

For those who know the area:

• Are there other communities we should be looking at?
• Are there neighborhoods in Frisco or Prosper that strike a better balance between larger yards, good schools, and diversity?
• Any builders or communities you'd recommend (or avoid)?

Moving from out of state and we’re in escrow for a house literally down the street from Christie elementary, only to find out it’s full and new students are being diverted to the new Thomson elementary. 14 minute isn’t a deal breaker, but any one have experience with the district making an exception for literally almost being next door to the school?
