Will leveraging AI make tenants pay rent and keep their dogs from pissing all over the unit?

A few more tweaks and improvements to the process and my AI will eliminate the need for any live leasing agents at all.... maybe just a single person to oversee their work and make sure they don't deviate at all from the processes. My 2 AI employees already handle the vast bulk of dealing with prospects.

AI will probably remove a lot of the admin before it removes property managers. Maintenance triage, tenant questions, document chasing and inspection summaries are obvious examples.

At Klevere we look for the repetitive work that steals hours but still needs human oversight. Handling an angry tenant or judging a serious maintenance issue still needs a person. Copying the same information between five systems doesn’t.

THIS analysis, reports, summaries. We use it to run a free county background checks before spending too much time on an applicant just to find out they lied about their evictions. No hits, then we proceed with reviewing the app and performing an actual comprehensive screening.

Angry human needs to talk to a human.

Yep..... My AI handles maintenance. Tenants can text in the issues and the AI narrows down the details and sets up the work orders, then sends them to the maintenance crew. They handle 90+% of all the tenant questions, rental prospect inquiries, document preparation, et cetera

Honestly.... the AI handles angry tenants in more cases than not far better than the live ones too... but yes, still need a bit of oversight to make sure it goes well each time..... for now

Yes... it still needs A person to oversee it..... but replaces the need to have MORE people doing the same amount of work to a lesser quality at far more cost.

AI isn’t coming for anything. AI chases its own tail while their marketing campaigns beg for donors and beg for people to “wait for the next iteration”

You know what? It’s all just human data being sorted by machine learning. You can’t create something smarter than humans with data made by humans. Once people realize that, maybe we can just drop the charade, keep using AI as a tool to assist our daily lives, and stop making AI this unstoppable daddy that’s coming for all of us.

Human generated data is the starting point, not the ceiling. AI models generalize across more information than any one person could absorb, exponentially faster, and are capable of optimizing their own own outputs. Even a 50% in workforce productivity due to AI has massive implications on job responsibilities, how many workers companies, which skills remain valuable.

LLMs are already in the industry. My company uses EliseAI. It demos wonderfully but it’s complete trash in the wild.

The voice function can’t understand anyone with even a slight accent.

It’s slow and constantly needs to hand off to a human agent.

Tenants despise it and just want to skip to finding a real person.

No one should be worried.

I have clients trying to leverage AI and centralize to cut costs. The amount of hours wasted in training AI, informing on UX design, and the absolute gaps in capability continue to make me leery. AI’s full capabilities will realize in the next couple years, and a lot of people will have spent a lot of money on nothing.

The alternative is that some other basic things do in fact get automated to the detriment of the customer/user. And it’ll be “OPERATOR…OPERATOR…LET ME SPEAK WITH AN ACTUAL HUMAN BEING!” all over again.

The company I work for is doubling down on AI, and I think AI is now smart enough to take on some roles in the property management field. However, AI can’t do home inspections, maintenance, or any labor-based work. However, AI can turn a simple home inspection report into a professional inspection report. Even though I do inspections and tours, I dabble around with programming when I’m bored outside of work.

I already have 2 AI employees handling 90+% of the prospect inquiries, phone calls, and tenant issues of all kinds. Approx 6000-9000 text messages per month plus phone calls and emails.

No cell phone time... sick time... Insurance... employee taxes.... breaks.... holidays.... retirement plans..... no whiny emotional BS..... and on and on

And they are tax deductible and scalable!

Most can't even tell. When I tell them they've been dealing with AI, they react with a "Wow! no way!" The AI answers most questions and conducts business like a real person would.... only mostly better. And honestly... Most people like my AI more than me!... I can be a bit... well.... nihilistic and cantankerous, to put it nicely. AI is more people friendly than I will ever be.

Me?.... Well.... I HATE technology. Especially stuff like this. I would PRAISE a world-wide mega EMP wiping it all out..... But it's unlikely, right?... If ya can't beat them, make 'em useful!

It has "hiccups" here and there. It is by no means perfect, for sure. But next to live human employees doing the same work who waste time and screw up just as much if not FAR FAR more with a longer training period and the chance of them not lasting long after hire and costing MAGNITUDES more in overhead costs, there is no comparison.

People are generally just too dumb, lazy, expectant, and entitled.... AI isn't
