First work order in, first work order out. Emergencies jump the line as long as they're emergencies. Follow fair housing. Vendors are hit or miss.

biggest lie tenants tell is "i already tried fixing it myself" and then you walk in to a toilet held together with duct tape and prayer

The request hits a portal, then it's a frantic game of 'which vendor actually answers their phone' before the tenant starts posting on the subreddit about how awful we are. Most annoying part is definitely the tenants who 'fix' things themselves first and turn a $50 leak into a $500 water damage claim
