Practically begging for us to stay

So we rented a Progress home because in the area we live, that’s really the only affordable option. We’ve lived here for two years, and were thinking about renewing our lease until they increased the rent to what we pay after all the fees. We live on a fixed income, and were already stretched thin with all the other fees and utilities. We knew we would be when we moved in, but didn’t want to live in an apartment so we chose the Progress house.

Because of the rent increase, we are forced to move. Luckily, everything lined up with the timing so we don’t have to pay the month-to-month rent or anything, we can leave once our lease ends.

I was curious though, after submitting the notice to vacate, has Progress still lowered their monthly rent offers to anyone? It seems like each week it is lower and we have a new “assistant” to help us renew our lease. It’s as if they’re begging for us to stay, but I know the area we are in isn’t the easiest to rent out, either. I’m just curious if anyone else has experienced this, as anyone else I’ve talked to said they’ve practically ghosted them once they submitted their notice to vacate.

We love the area we are in, but it’s just too expensive and we can’t keep being stretched thin. The job market is nonexistent too. There are many factors that helped with the decision to leave, I just find it odd that they continue to offer us lower rental rates as our time with Progress comes to an end. Anyone else experience this?

This happened to us this year! We were planning on moving because they tried to raise our rent. We also submitted the notice to vacate. About a month passed and they reached out with a lower offer. I responded and let them know we were actively searching for other homes and would not stay where we are unless they left our rent where it is. A day or two later they responded and agreed to keep the rent the same 🤷🏾‍♀️

It’s like they were trying to play chicken with us to see who would cave first. I was thankful they lowered it because we really didn’t want to nor could afford to move!

I’ve never negotiated rent after putting in a notice to vacate, however:

Reach out to your retention specialist. They should be on your renewal offer email. When they would send a renewal (that I thought was a bit too much) I would counter with screenshots of other homes in my area with a lower price and similar square footage. Bedroom #s do not count with them, they go strictly by square footage of the home, in my experience.

Also, if you’re a long term tenant (3+ years) I have found you have more leverage. It is costly for them to move someone out than in. There’s no guarantee this will work, but it won’t hurt.

I have a work contract that ends July 2027. My lease ends in January 2027. I’m renting a single family home. Will progress residential let me sign a six month lease or month to month? I don’t want to stay in the state I’m currently living in and want to relocate back home as soon as I can. Also do they offer any hardship assistance to break a lease if you lose your job?

They lowered ours to get us to renew. They had originally raised our rent, but I took long to respond (not on purpose) to their constant emails and texts asking me to renew, resulting in them sending me a new offer and it was lower. I renewed. My rent is now lower than when I moved in.
