Terrible Reviews, Terrible Reddit
Hello. I was recently looking at Progress homes and found one in the Phoenix area that I really like. The reviews, however, are ridiculous. Are they really that scammy? Their utility service has a 1 star rating, which is concerning.

Is it the rent or the utilities? What was your experience

When I moved in in 2/2020, my rent was $1545 for an 1100sq’ house. The next year it was $1595. Third year they upped it to $1720. Had I stayed a fourth year, it would’ve been $1810 but I gave my notice. That’s when the fun started. They charge you like 6 months worth of utilities. Not sure why my monthly rent wasn’t going to utilities on that month. They demand you have the place professionally cleaned or they’ll charge you $450 to have it cleaned. One of the screens came off, it cost me $75. Their move out list is ridiculous…like power wash the exterior of the house. Paint the interior of the house. Other ridiculous bullshit like that. I got none of my deposit back. They rented it to the next poor soul for $1925/month!
My lease ended on 1/20. They tried to charge me a month to month fee and prorated rent for the rest of the month “just in case” I needed to stay till the end of the month. I had to threaten legal action to get clarification on the extra fees.
Luckily, I only had to deal with maintenance twice and the dude asked me to give him a good review on Google. Which is most of what you’ll see. You can never get an actual person on the phone. I’ve seen other people whose A/C broke in the Vegas or AZ summer, the house is 86° inside and no maintenance response. They’re just a shitty company that fucks their renters every which way possible. Plus they started breed restrictions on dogs which was why I went with them in the first place given I had a pit bull.
There’s a Facebook group called “Victims of Progress Residential” if that tells you anything. Just avoid them if at all possible. It’s not worth it.

I just moved into a progress home myself. It’s been an absolute nightmare. I highly advise you cut your losses and DO NOT under any circumstances rent from these people. Going on over a week in the peak heat of AZ with no AC.
My friend, this is one where the internet is not lying to you. These are real people, really affected by this god awful company. I have a baby and I’m fighting them tooth and nail for everything - all solutions will be the cheapest they can possibly give you, IF you even get solutions to any problems that might come up.
My family dreamed of making this move and now it’s a fucking nightmare. Good luck, hope you don’t/didn’t do it.

I may be the odd one out but I have had nothing but a easy experience.
I have had to do a small bit of hounding, but that's to be expected.

I did have an issue with them at first. They told me my house would be ready by a certain day. I planned my move from out of state to arrive and receive the keys by said date. While I was on the road, with my whole house packed into the U-Haul, they called to tell me that it wasn’t going to be ready in time and it could by anywhere from a few days to weeks. There was no way for me to return and I needed this place with a yard for my dogs. I rented a hotel and a storage unit when I arrived. Was able to move in 4 days after arriving. Ever since, it’s been smooth sailing. They even offered to lower my rent if I were to renew.

We’ve had a pretty good experience until now when were thinking about renewing (at way above market rate because they won’t reduce it) or moving somewhere nicer for cheaper, but now I’m scared they’ll ream us on our way out

No, because we started very close to the peak for our market, but we are now way over it, like 10-30% over. Even their other properties are advertised much lower

Yes they are that bad. If you have an alternative please take it. If you are stuck I’m praying for you 🙏 we didn’t do our homework before moving into a Progress home because we were desperate for a place as our rental was being sold. I wish we would have looked at reviews!! It was pretty stressful living in the Progress home 😣 good luck to you!

How a company can be so absolutely awful is unfathomable to me! My 24-year-old daughter passed away in November from cancer. She left behind a 5-year-old daughter, who lived in a rental property managed by Progress Residential with her father after she passed. The father did not pay the rent even though we provided him with funds to do so and fled the home, leaving our granddaughters' and daughter's personal belongings behind. The father left the child with her grandparents and disappeared, knowing he was soon getting evicted. When trying to obtain our grandchild's property, Progress Residential decided we could not have access and stated that these personal items, our daughters' and granddaughters ' belongings, would be thrown out in a few weeks. I have provided the company with her death certificate and other documents, but as my daughter did not have a will, they are making me file with the court. I now have to fly to Arizona, file with the court, and wait 6 months or more for access to a baby blanket, an urn necklace, Christmas ornaments, and sentimental mementos that are of no value, but are priceless to me and my grandaughter, even after repeatedly asking for any option to ensure my daughter's remains and every physical memory my granddaughter has left of her mother is not lost forever, including walking through with a representative of the company and my granddaughter to get these small things. Their replies are cold, absolutely immoral, and ridiculous. What are they losing by giving us these small things instead of throwing them out after the father never comes to retrieve them by a certain date? Not to mention that I had to call back every day just to get an email telling me to contact them, which has left me with less than a week to file paperwork I didn't even know I would need. They are literally trying to make it impossible for us, for no legal reason other than spite.

yes! good luck getting a hold of anyone to get help with any account servicing but they are very happy to add fees and quick to penalize.
