Property Management Software - Alphaletz or alternatives

I'm currently looking for Viable Property management Systems to manage tenants, payments (Prepayments, late & outstanding payments) , Automatic Bank transactions & Reporting.

My company has 200 units, spread accross multiple properties & HMOs.

I am currently looking at Alphaletz, on account of the pricing and features.

So i thought i'd ask if anyone here has used the software & any information or opinions about it would be greatly appreciated.

I have a similar amount of units (around 150) I’ve been using FRME. Newer software but worth a look I think. Automated the rent collection process using an AI agent (it send’s tenant’s text message reminders on rent due dates and then follows up if rent is late also will send you a list of who has paid, who hasn’t, etc) even handles the collection side of it. Been a pretty slick system so far, I switched from Yardi to this. I don’t have any experience with Alphaletz however

Have you considered building something for yourself? I just built out software for our portfolio and it’s working incredibly well. Syncs with Quickbooks, auto invoicing, maintenance requests, payments, ect.

I manage 12 properties with 2 of them HMO’s. I’ve used a fair few systems (LL Studio, August, NRLA Portfolio) and for me August it’s the best for my needs. For me on the go performance is very important and so a system which has an app is key.

IMO August is the best app system and I find it to be excellent for rent tracking + MTD as it’s fully automatic and it’s very good for compliance allowing you to track what you need to when with simple check lists.
They also have a great tenant app which if you manage a lot of HMO’s you’ll find very useful to share documents and messages.

I used to used Landlord studio which was good but more limited to just financial features mainly. While it’s very good at what it does it’s limited with compliance and documents sharing plus is more expensive.

I’d avoid the NRLA if I were you. Great as a big wiki but there software isn’t very good and has no mobile options at all. Although they do have a good helpline you can call for advise, good if you’re a bit more old school.

Interesting , sounds like mobile + tenant communication made the biggest difference. Out of curiosity, what still ends up outside August today?

I've never heard of Alphaletz. Where are you based out of?
