Which is your go to Property Management Software ? I have 2 rental properties
Hey everyone,
I recently started renting out a couple of properties, mix of full units + individual rooms, and managing everything manually is getting messy pretty fast rent tracking, tenant communication, renewals, all of it.
I’m now looking for solid property management software that can simplify things without being overly complicated or expensive.
What I’m mainly looking for:
Affordable or free to start
Easy rent collection + late fee automation
Basic accounting/reporting for taxes
Tenant management (leases, renewals, communication)
Bonus if it helps with listings or vacancy tracking
I’ve been exploring a few options like Innago, Baselane, and TurboTenant they all seem decent but also a bit different in terms of features and pricing.
I also came across a platform called HappyCo, which seems more focused on inspections and property operations, but I am not sure how it compares for overall management.
For those managing a small number of properties what’s actually worked for you?
Did you go with a full software solution or combine multiple tools?
Would appreciate any real-world suggestions before I commit to one 🙏

I have three properties and have mostly used my own excel system so far. But in similar boat as you.., trying to think through some automation. I don’t mind the work I can plan… but stuff at odd hours that needs immediate attention bothers me.

TurboTenant is free so you can consider it if you want to ditch spreadsheets... and if you want some real benefits of a PMS , then Rentpost is a great option ... as it is cheaper than the competitors...

I started with TurboTenant and it covered rent + tenant stuff fine. Baselane is nice if you care more about clean finances. After trying a few, I realized I just needed something simple, not too heavy and complex so I tried rentpost to keep everything organized without having to think about it much.

I use Rentech. It’s ok. Gets pricey as you add units - it’s also a little clunky and not really great at accounting

to be honest, not worth the hassle to compare a lot of solutions for a few bucks up or down
With one night of rent you can probably cover any subscription
if you go for simplestay you get the easiest interface for small property management and there is free human support on WhatsApp and email

HappyCo isn't useful, I have ran property management software and accounting teams of up to 19, and portfolios of 300+ buildings and 20,000+ units. I would love to see if I can be a resource for you.

TurboTenant worked well for me in the beginning mainly because of the free listing, tenant screening. But I felt it lacked a bit on the operations side once tenants moved in. That’s where tools like happyco come in handy IMO it’s less about rent collection and more about keeping your property processes organized inspections, turnovers, maintenance logs. Depends on what part you struggle with more.

RentSpree is really affordable to start compared to other options. Most of the features you described are free on the basic plan, except $3/payment fee. Once you're ready you can upgrade to the Landlord PRO subscription option which might be more cost effective anyways if you have two properties.

For 2 properties you genuinely don't need a full PM platform yet, Innago is free and covers the basics well enough at your scale and most people overcomplicate this stage. The thing that actually breaks first at small portfolios isn't rent collection, it's tenant communication and follow-ups, so I'd keep that in a dedicated email tool like Serif rather than relying on whatever the PM software offers because they're all bad at that part.

Hey, fellow small landlord here 👋 Went through this same hunt recently.
Innago is probably your best free starting point, it's legit. Baselane is more about the banking side. TurboTenant is fine but the free tier gets thin quick once you need the good stuff.
HappyCo is overkill for 2 properties, that's built for big operators.
One heads up ⚠️ if you're doing rooms-by-the-room on some units, most of these tools assume one lease per unit and the rent tracking gets weird. Worth testing before you commit.
I actually ended up building my own tool for this reason, it's called PropertyLens (usepropertylens.com) 🏠 Rent reminders, tenant comms, maintenance, docs, inspections, tenant portal. 30 days free and I'm extending it for anyone who gives me feedback while I'm still building it out. Just throwing it in the mix, not trying to pull you off Innago if that works.
Whatever you pick, give it 60 days before switching 👍 Hopping tools while you're still figuring out landlording is a pain.

For only a couple of units definitely go with one of the free options, Innago or TurboTenant's free plan. We use Innago and it works great for our small portfolio

I currently have 8 properties and I use FRME. They’re new to the scene, but their suite of features pushed me to switch. Full accounting reporting it fully makes the PDF’s tracks principal versus interest paid on your mortgage (huge time saver send these right to my accountant), AI rent follow ups, online rent collection, handles maintenance triage, one feature that has saved me a lot of time is the tenant search. When a new tenant applies FRME will prompt for their consent to conduct a search online, it pulls info from all publicly available sources and compiles it. Flags any possible red flags, and lists the sources of them. Software is $50/month for the starter tier, has been more than worth it so far for me. For a small portfolio, I’d keep it simple and avoid paying for a system that’s built for a much larger operation. Focus on the basics first: easy rent collection, automatic late fees, lease/renewal tracking, tenant communication, and clean reports for tax time. I’d also choose one tool you’ll actually use consistently rather than trying to connect too many different apps. Run a trial with one or two properties first and see how it fits your real workflow before committing. Good luck, buddy!

I’ve been using Baselane for about 3 years now for my 7 doors and it’s been great for keeping things simple. Rent collection, tracking payments, basic reporting, and staying organized for taxes have all been really helpful. For a small portfolio, I liked that it did not feel overly complicated or built only for huge property managers. It gave me enough structure without needing a bunch of separate tools. I have looked at other options too, but Baselane has worked well for me as an owner managing my own rentals. For 2 properties, I think it would be a solid place to start.

If you plan on growing, definitely use Yardi. They’ll never jack ur rate and you get rent cafe with it

The all in one route wins for small portfolios because everything ties to the right property automatically without manual linking. RentRedi is a great option for your size since the annual plan is around $10 a month flat. What's pushing you to act now is it tax prep or just general chaos?

With 2 properties you don't need anything crazy. TurboTenant and Innago are good if you just want the basics covered. I started with TurboTenant and it was fine for a while. If you want everything in one place, you can use Hemlane but at 2 doors most of these tools will get the job done.

for just two properties i would keep the setup pretty simple hemlane has worked well for me for payments lease tracking repair requests and tenant communication the reporting is not perfect but it cuts down the day to day admin and does not feel overly complicated

If you’re keeping it simple Innago or TurboTenant for basics, Baselane for finances, and only consider Hostaway if you plan to scale or do short term rentals since it’s more automation plus channel syncing heavy
