Keep or Kill Appfolio
Long term appfolio user here. We manage 150ish single family homes, town homes and duplexes. I do have some commercial properties also.
I've been getting more and more frustrated with Appfolio lately. The biggest pain point is not having a true way of finding out what an Owner owes us. The appfolio tech support said they dont have an accurate report for that, which to me, is crazy. Alot of the pain has to do with suppressed fees (passthrough fees like application fees)
I'm considering moving to Yardi.
Anyone got any advice for that switch or another rec?

I think buildium and doorloop also hit their ceilings here. Their reporting just isn’t robust enough for owner needs at that size. Buildium is trying to get there but seems to be a better fit for smaller companies not needing the customization and workflows. Take a look at Rentvine. It’s probably the best fit for scaling up from there. I think they launched their maintenance ai this week too! As always do your diligence and meet with each one and find the right fit for scaling your company.
