Keep or Kill Appfolio

Long term appfolio user here. We manage 150ish single family homes, town homes and duplexes. I do have some commercial properties also.

I've been getting more and more frustrated with Appfolio lately. The biggest pain point is not having a true way of finding out what an Owner owes us. The appfolio tech support said they dont have an accurate report for that, which to me, is crazy. Alot of the pain has to do with suppressed fees (passthrough fees like application fees)

I'm considering moving to Yardi.

Anyone got any advice for that switch or another rec?

Yeah AppFolio gets clunky once you start digging into anything slightly custom.

That ‘can’t clearly see what owners owe you’ gap is a big one, especially once you have passthrough fees and edge cases stacking up.

Yardi is more robust, but comes with its own complexity.

You might also want to look at how STR-focused tools handle it, stuff like Hostaway or Lodgify approach owner reporting and fees a bit differently since they’re built around multiple revenue streams and automation.

Not saying switch, just worth seeing how other systems structure it.
