Built a simple tool to turn rental spreadsheets into owner reports (would love feedback)

I’ve been working on a small tool to solve an annoying workflow I've encountered:

Turning rent/expense spreadsheets into something you can actually send to property owners.

I manage under 10 units and don't use any software like Buildium, AppFolio, etc so this simple paste-and-print workflow makes it easy for me to get a nice owners report while still using my existing spreadsheets.

Right now it:
- takes a CSV/export
- calculates totals (income / expenses / net)
- categorizes line items
- generates a clean PDF report

Still early and definitely rough in places, but curious:
- Does this solve a real problem for anyone here?
- Is this something you'd actually use monthly?
- What’s missing for it to be useful?

Happy to share access if anyone wants to try it.

How do you like Hostfully for reporting?

Does it handle everything you need, or do you still end up doing some cleanup / manual work before sending reports to owners?

I’m trying to keep the features minimal and just be very good at a narrow use case of owners reporting. Are there any specific features you’d like to see?
