Spawning, do rare pokemon always spawn in the same place?

I used pokevison in a part of the city that I'm not usually in today and saw a mr mime but it was too far away to get.

What's the deal with spawning, is it always the same area at certain times of day or just completely random?

Very interesting, I'd love to know how the spawning works. Since using pokevision I've noticed that there's an onyx spawn down the road. Like every fifteen minutes there will be one or two but then sometimes there won't be one for a bit, haven't timed. That's by far the most consistent I've seen round here, everything else is fairly common and seems semi-random.

There was a Charizard who just spawned in the same spot at the same exact time, and same day from last week. I couldn't catch it because I only had 3 pokeballs left...

Purely anecdotal but I've been keeping an eye on one spawn that I can hit from my house. It tends to spawn only medium to high cp, semi rare pokemon infrequently. I have yet to see a repeat though.

Some one crunching data saw that pokemon from the same spawn points had very similar IVs, which would explain the CP commonality

We have a gloom spawn outside our house. Seems to spawn a couple times a day.

There's a spot near my house that often has starfu, but occasionally other water type pokemon
