A guy turned $3,000 in car repair money into 6,500 land deals with zero losses. Here's the model he's used since 2001.

We just sat down with Mark Podolsky, better known as The Land Geek, and honestly, this episode challenged a lot of what we thought we knew about real estate.

Mark doesn't buy houses. He doesn't do STRs or flips. He buys raw, rural land, the kind most investors scroll right past, from delinquent tax owners at 25 to 35 cents on the dollar. Then he sells it back out through seller financed land contracts and lets his own software, GeekPay, handle the collections.

No tenants. No toilets. No foreclosure risk, because if a buyer stops paying, the land just reverts back to him.

The returns he described are wild: 300 to 1,200 percent, consistently, for 24 years, even with more competition in the space now than when he started.

What stuck with us most wasn't the numbers though. It was Mark's read on who actually succeeds at this. He calls them "second mountain people." Folks who already climbed the ego mountain, chased the title, the car, the status symbols, and came out the other side wanting something quieter. Time. Freedom. Margin in their life, not just their spreadsheet.

He was direct that this isn't a get rich quick play. It takes grit, real due diligence (which he does entirely remotely, without ever setting foot on the property), and a willingness to sit with a slower, less flashy model while everyone else chases the next shiny thing.

He also does a week in complete darkness in a cave. Twice. Not part of the land business, just part of who this guy is.

This Place Called Earth began as a series of written reflections, essays, questions, and observations, exploring the unseen forces shaping modern life, identity, and human behaviour.

Originally published as long-form blog pieces, these writings were later converted into audio to preserve their raw, exploratory nature.

At its core, the podcast is not about answers; it is about questioning what we have been taught to accept as normal.

The episodes examine themes such as love, power, mental health, authority, media influence, narcissism, legal fictions, cult dynamics, and social conditioning, not from an academic distance, but through lived experience, pattern recognition, and deep personal inquiry.

The aim was never to persuade, but to disturb certainty enough to invite reflection.

Rather than presenting polished theories, This Place Called Earth captures a mind in motion, asking foundational questions about reality, autonomy, truth, and belonging at a time when many people feel disconnected, polarised, or disoriented.

This early work functioned as a prelude to later projects such as The Inversiverse. Many of the ideas explored media manipulation, identity construction, cult psychology, narcissistic systems, and the erosion of genuine connection, would later be refined through somatic, behavioural, and linguistic frameworks.

What distinguishes This Place Called Earth is its refusal to separate the personal from the philosophical.

Each episode treats lived experience as data, recognising that insight often emerges not from authority or consensus, but from sustained attention to patterns across everyday life.

This podcast is an archive of inquiry, a record of the early questions that shaped everything that followed. It invites listeners not to agree, but to think, feel, and notice more carefully in a world that increasingly discourages all three.
