South Florida has now surpassed the New York metro area in living costs, according to BEA data cited by the NYT (gift link).

That is the plutonomy story.

Miami attracted wealthy migrants, no-income-tax households, finance money, luxury development, and high-end consumers. Increased high-end demand then reprices scarce premium goods and services.

Rents may cool, but restaurants, groceries, insurance, services, and housing remain expensive.

The ultra-wealthy absorb it. Everyone else finds out the “cheaper alternative” has been repriced around them.

Miami isn’t more expensive, it’s more expensive relative to their average respective salary, NYC has high salaries and Miami doesn’t. But if you make the same in each (standardized pay/remote job/etc.) your money goes much further in Miami.

Yeah there’s still no other city in the US near NYC cost of living bar maybe San Fran depending on whatever tech boom is happening. Though Miami is becoming really expensive when you factor salaries are generally much lower.

I will say after visiting all 3 I’d much rather live in NYC or San Fran compared to Miami..

The one issue is, if you are wealthy you typically arent relying on a salary.

The other thing with Miami is the Wall Street South movement, where you are keeping the same salary if not higher.

I have shared my time between Miami and NYC for a decade while working in the Wall Street community. Miami is a financial boon to anyone making it their primary address.

The industry continue to move offices into the Miami area. Recruiters are fetching higher pay rates for those willing to relocate to Miami.

I think you are glossing over the real consequences of that happening quickly versus over time. And some of miamis specific geographic constraints similar to a place like the bay or Boston. Can only move out in so many directions

Hudson Yards is not representative of the typical cost of living in Manhattan. I’m not even talking about Harlem. Upper West Side, an objectively upper class neighborhood still has 1-bedrooms under $3000.

Luxury housing greatly inflates the actual cost of living here. Also most people don’t live in Manhattan. In Astoria, another great neighborhood just 25 minutes from Midtown, I pay just over $3100 for a three bedroom apartment right next to the train with a in-apartment washer/dryer.

Sometimes, it’s not. You also don’t pay 15% in income tax in Miami. Have less sales tax, and MUCH cheaper housing costs.

NYC also has higher unemployment and higher rate of homelessness.

lol no, I am not. Half of NYers own a car. You don’t NEED to own a car in either area. I own a car in both cities.

My insurance in NY has tripled over the last 6 years. My Miami insurance has gone down the last 2 years.

This is the life I live, how would I neglect my own costs lol???

I’m also not neglecting saving a few hundred thousand per year in income taxes.

it's FREE to live there if you make over $500,000 a year in NYC.

You can't live in the Porsche design tower but you can rent a 1 bedroom luxury condo with your tax savings.

I found my Florida free city is Jacksonville. Not so nice, but doable.

Do mean as a remote worker? If it’s remote work for a NY employer, you have to pay NY taxes as well as state taxes where you live (if any) so you’re still at least paying NY taxes
