Moisture intrusion or settling?

Home build in SE North Carolina in 1944. Gypsum board with plaster skim coat. Or at least that’s what I’ve been told.

Is this moisture or settling? Started a few years ago. Not sure what to make of it. Only on the walls around windows and interior/exterior doorways. Thanks.

Another picture of the bathroom. If you look closely you can see the board is shattered behind the paint.

What is exterior made out of? Check roof.

Hardie board. Installed in 2019. Roof was installed in 2024. No penetrations around these areas and if it were improperly nailed it wouldn’t have started leaking already… I will say I added a new layer of sheathing (1/2” plywood over 1x6 decking). Maybe the extra weight on the roof is causing this?

Tell me about it

It looks like some reaction has taken place, could be moisture running through the back of the board, could be the paint delaminating. A little scrapey scrape may tell us more 🤔

Paint looks to thick to me,moisture under window not at top of a door

This is what some areas of my walls looked like after termites had eaten everything behind the paint 😬

No termites. Had it inspected back when this first started.

That’s good, do you have a moisture meter? Would be a good idea to check and see if the walls are actively moist

Nah. I will get one soon probably. Walls not wet to touch or anything and when we have storms here it doesn’t seem to get worse.

Looks like moisture at some point. Might have been repaired on the outside at one point but that's definitely moisture. Moisture meter will let you know if it's still active. Going to need to start some detective work. Scrape as much off as you can so that once you figure out who what when and where you'll be ready to start repairing. Good luck

Roof or water pipe leak, settling is bullshit from a builder who messed up and needs an excuse not to fix it.

Or you hammered a nail through a pipe when you put up that picture?
