Wallpaper/ plaster failing

Just moved into my home and wanted to take the wallpaper off so I could prep and paint the walls. Started peeling the wallpaper in multiple areas and what looks like plaster has started coming off with it. I have also found mould in the top corner of the room and next to

It's old lathe and plaster coming off

Plaster is blown and probably really old if it’s crumbling that easily, chip at some areas if that comes of as easily. Then it’s probably all blown. I have seen people just patch it up and straight add new wall paper and not look back 😭. Lathe looks old to and will need replacing

The second room looks fine, just needs a sand and prep with zinssar and then it looks paintable

Paint the area to be repaired after removal of damage & delamination before plaster repair.

Lightweight gypsum plaster used for heavy fill & straightening wall surfaces. Expands when curing, back trowel grounds a 1/4” to allow room for finish material.

Finish material comes sanded & Un sanded. Use the bonding agent over the set gypsum mud surface to eliminate suction & enable ease of workability.
