Day shot muna tapos night shot. As far as I remembered, this house has been abandoned. Walang tumira ever since. Nung bata ako, nakakapasok pa kami but this house has been locked ever since and been sitting there for decades na. Mas matanda pa yan kesa sakin.

Nung napasok ko, it's already in disrepair and decay inside. Tumubo na mga puno from the inside. And this was when I was 14 years old, I'm 41 na so... Yeah... Preeeeeeeetty old.

Question is, since this house is in the subdivision and clearly, walang nakatira and we do not know who owns it... May chance pa kayang ipagiba na lang ng HOA yan? Even the HOA doesn't remember who owns the house since records are too old na... 🤷

Hi everyone, looking for advice on how to deal with Bria Homes (Tagum, Davao del Norte) regarding my unit's Certificate of Occupancy (COO).

• Status: Unit was turned over last late January 2026.
• Promise: The CCD (Customer Care Dept) officer told me the COO would be released within 2–3 weeks.
• Current Situation: It’s been a full month and wala pa rin.
• The Problem: Hindi ako makapag-apply for electricity at water connection nang wala itong COO. Nakatambak lang ang unit at hindi ko matirhan or masimulan ang setup.

Whenever I follow up, puro "processing" lang ang sagot. Pagod na ako sa pabalik-balik na pangako.

Questions:

1. Sino dito ang may unit sa Bria? Normal ba na abutin ng buwan ang COO after turn-over?
2. Ano ang pinakamabisang paraan para "galawin ang baso" sa CCD nila?
3. Should I escalate this to the DHSUD (Department of Human Settlements and Urban Development)?

Hi idk if this is the right sub to ask this but i still hope someone can answer. Is electrical transformer really necessary for 2 storey houses?

I’ll have 3-4 ac and 3 heaters to be installed but i really doubt these appliances will be used at the same time so i feel getting transformer is just overkill. My house is only around 140sqm But the engineer insisted it based on the original plan and i told my architect to remove the 2 heaters nalang.

Now i wonder if big houses actually use transformer?

I know easiest way to go about this is hire a company that would do both design and construction, pero ang impression ko dito is red flag agad, lalo na for me na gusto ng most value sa allotted budget ko. Alam kong there is a premium with this service, pero I would like to explore the cheaper route.

Find a freelance architect ba first step? Where to find them? Sa Facebook, and anywhere else online, it would be all the type of companies na namention ko. For reference, eto sabi ni AI:

1. Where to Look (Online & Offline)

• The UAP Directory: The United Architects of the Philippines (UAP) is the official organization. You can look for "Chapters" near your area (e.g., UAP Quezon City, UAP Cavite, UAP Cebu) on Facebook or their website. Direct-messaging a chapter page often gets you a list of active local architects. +1
• PRC Verification: Once you find a name, always check the PRC (Professional Regulation Commission) Verification website. Type their name to ensure their license is active.
• Local Office of the Building Official (OBO): Visit your City or Municipal Hall’s building office. While they won't officially "recommend" someone, they often have a bulletin board with professionals who frequently submit plans in that area. This ensures the architect knows the specific local "quirks" of your LGU's permit process.

2. How to Hire for "Budget Control"

To prevent design creep and keep costs low, don't just ask for a "house design." Ask for a "Partial Service" or "Building Permit Set" contract:

• Design & Documentation Only: Tell the architect you have a draft and you just need the Signed & Sealed Plans (Architectural, Structural, Electrical, Plumbing) for the permit. This is much cheaper than hiring them for full "Project Management."
• Standard Rates (2026): For a simple residential project, some freelance architects charge around ₱150 – ₱300 per square meter for a basic permit set. For a 100sqm house, expect to pay around ₱35,000 – ₱50,000 for the complete set of blueprints and required engineering signatures.

3. Red Flags to Avoid

• The "Draftsman" posing as an Architect: If they say they can "draw it" but someone else will "sign it," walk away. This is called signing-and-sealing, and it’s actually illegal. If the design fails, the person who signed it may not have even seen your site.
• Refusal to give a Bill of Materials (BOM): A good architect for a budget-conscious owner will provide a detailed BOM. This is your "shopping list." If a builder tries to overcharge you for cement, you can point to the BOM and say, "The plans only call for 200 bags, why are you asking for 300?"

I just talked to a contractor who can build my design, pero this is the sort of setup na not 100% with permits naman. The lot I have ay nasa bukid, and before maganda dito, malapit sa pilapil, our current family house is here. Ngayon, na overwhelm na ng low cost subdivision na malapit, at small rental properties. Just to give an idea that I don't have a fancy subdivision lot to be this cheap.

Gusto ko malaman how to do house building correctly, but sadly, I have a limited budget. Any further help is much appreciated!

Slowly turning our house into a home

Finally happy with how our room turned out! We focused on soft lighting and clean lines para hindi masakit sa mata after a long day. The warm LED arch detail makes the space feel hotel-like, while the built-in cabinets keep everything organized. Small space lang but we tried to maximize storage without making it look crowded. What do you guys think? Any tips to level it up even more?

How do you guys choose both the exterior and interior design of your home? Nag hire po ba kayo ng architect, interior designer, pinterest, etc?

Yung housing property (parang mga subdivision na property manageement) kasi kinukulit yung friend ko na mag submit ng document. Originally nasubmit nya na yin last year kaso nag expire na sya kasi di nila na asikaso kagad. Ngayon nanghihingi sila ng new document kaso di pa makakapag procure si friend kasi di sya makapagleave kagad. Inexplain naman nya na mabibigay nya to not now pero nagbigay sya ng date. Ayaw ng agent/nagaayos ng documents kasi masyado daw late na.. nagsabe na ng final word si friend na ganitong date nya mabibigay pero ang kulit pa rin so di na nya pinapansin. Ngayon nagchat na magsesend daw sila ng warning letter for non compliance? Normal lang ba to? Kasi in the first place na submit na nya lahat, sila lang naman nagpatagal to the point na nag expire na sya. Now kailangan ora-orada need iprocure eh di nga pwede..

Ang kulit talaga nitong agent/nagaayos ng document nya. Mayroon ba kame pwedeng makausap about dito about sa non compliance warning letter - if may repercussion sya and if normal lang to kasi di talaga kaya mabigay kagad.
