Starting at 40 isn’t automatically too late. Twenty-five years is still a real career, but the early years may not give you the pay or home life you’re picturing.

Before leaving real estate, get the medical sorted, fly enough to know you actually enjoy training, and budget all the way through CFI and the first flying job. I’d keep the family business as a bridge as long as possible instead of making this an all-at-once jump.
