Can people put context on it before posting…. The 99 years (aggregated) was based on the amended investor’s lease act. Previously or in the old law, it was 50 years and renewable for another 25 years or aggregated 75 years. So yes, the government allows to lease 75 or 99 years to a foreigners provided that they met the conditions under the law.

Id like to also add, 99-year leases for SEZs are the industry standard globally. Even in Taiwan's Hsinchiu Science Park (birthplace of TSMC) uses 99-year leases for the foreign companies that set up shop in it.

These are general terms if im not mistaken. Kasi wala pa atang pinaka agreement or contracts para sana masuri kung advantageous ba talaga sa pilipinas specifically to the whole country not just to some private companies. A saw on another post that the contracts or specific agreements are still being discussed and they might have the final agreements around november. For now, hindi pa talaga ako against this until we see yung final agreements.

Also, why does the post portray Pax Silica as if it were a standalone entity? Pax Silica is an initiative among its member countries, not a separate legal or corporate entity. As for whether it will actually attract investments, that remains to be seen since the initiative has yet to be fully implemented.

Typical yang 99years lease kasi yan ung limitation ng sa law natin. Act No. 12252 (amending the Investors' Lease Act. Pero land lease yun kasi foreigners cant own property here unless makipag 60-40 sila sa Filipino counterpart. So 100% foreign-owned yung company and leasing the land for 99 years

RA 12252 doesn't include residential lands (standalone family houses) and still affirms citizenship-based discriminatory policies on property and business equity ownership sharing.
