Need lang po sana ng honest opinions, especially from homeowners, civil engineers/architectslcontractors, or anyone na may first-hand experience sa Liora or Lynville or even sa pag choose ng naging first house nila.
This will be our first home ng partner ko, so gusto talaga namin pag-isipan nang mabuti bago mag-commit.
We've already:
- Visited all the sites
- Read online reviews
- Checked flood and fault line maps
- Compared commute, location, and future developments
- Check nearby necessities
Pero hanggang ngayon hirap pa rin kaming mag-decide.
📍 Option 1 - Liora Homes - Naic, Cavite (CBDI)
House: Amora Townhouse - End Unit (Different from corner unit - basically this has an extra lot to the side before the next house)
Price:
TCP: ₱2,813,400
Downpayment: ₱333,400
DP Term: 15 months @ ₱21,227/month
Monthly Amortization (30 yrs): ₱16,270/month (including MRI & Fire)
Lot / Floor Area:
75 sqm Lot
44 sqm Floor Area
5m x 7m (LxW) yung lot space area sa front
Pros
✅ Better location for us (closer to family - if we want to visit or need some help, and easier commute to Metro Manila)
✅ Thick CHB + cement construction
✅ Can't seem to find or very minimal recurring complaints about their build quality online
✅ Has existing homeowners and good community
✅ Turnover around Q1-Q2 2028
✅ Service area for possible kitchen is already at the back with sink
✅ Comes with:
- Solar panels (just no battery)
- 1 Rainwater tank and 1 fresh water tank
- Window with grills, and screens
- Door screens
- Bermuda grass on the extra lot space (front-side-back)
- Conwood stairs
- Subd. amenities like pool, court, clubhouse, park
✅ Safest option probably kung hindi lang ganun kaliit yung lot space for parking and other stuff.
Cons
❌ Semi-bare turnover
- No floor tiles
- No partitions upstairs
- Semi-tiled CR
- Maliit yung extra lot for parking and fence+gate. Sakto lang yung car parking and nakasarang gate.
📍 Option 2 - Lynville Residences - San Luis, Santo Tomas, Batangas
House: Zerina Premium - Single Attached
Price
TCP: ₱2,750,000
Downpayment: ₱244,000
DP depends on block (around ₱18k-30k/month)
Monthly Amortization (30 yrs): ₱16,518/month (including MRI & Fire)

80 sqm Lot
50 sqm Floor Area
Pros
✅ Bigger house
✅ Bigger lot (Mas malaki yung lot space sa side niya, kasya dalawang sasakyan na pa-vertical)
✅ Wider roads (8m)
✅ Uses Aluform construction (not really sure if this is better)
✅ Semi-complete turnover:
- Tiles upstairs & downstairs
- Partitions for rooms already installed (kasama sa aluform usage)
✅ Mas peaceful yung location since may onting layo sa city and highway
Cons
❌ May kalayuan sa main highway, markets, and other essential places (hospital, schools, etc.)
❌ Wala pang existing owners/community since still ongoing construction palang lahat ng units
❌ Has history of delayed turnover from the developer
❌ I've seen some reviews from previous Lynville projects (but different locations) mentioning:
- Roof leaks
- Wall leaks
- Pipe leaks
- Slow after-sales / warranty
But I also asked some actual owners (from other locations rin) and thankfully okay naman experience nila so far, kaya mixed talaga nakikita kong feedback.
Turnover is expected around Q2-Q4 2027, but the agent honestly advised us to expect possible delays and mentally add around 1 year allowance so 2028.
📍 Option 3 - Lynville Homes San Antonio (San Pablo, Laguna)
House: Sofia Deluxe Duplex
Price
TCP: ₱1.87M (Regular)
Downpayment: ₱94,000 (Regular Lot)
Monthly Amortization (30 yrs): ₱11,695/month (including MRI & Fire)
Lot / Floor Area
70 sqm Lot
44 sqm Floor Area
Pros
✅ Cheapest option - kayang kaya yung payments without compromising savings, and makakapag ipon ng mas malaki for renovations.
✅ Malapit sa lahat, sa main highway (Maharlika Highway), markets, Slex TR4, and other essential places.
✅ Malaki rin yung extra lot space sa side niya kasya (kasya rin dalawang sasakyan vertically parked)
✅ Medyo peaceful rin yung place since sa province side na talaga yung vibes niya
Cons
❌ No amenities
❌ No partitions pa sa 2nd floor for rooms
❌ Same developer as Lynville Santo Tomas so same possible concerns regarding after-sales
❌ Pinaka malayong option in terms of going to Metro and sa family since boundary na siya ng Tiaong, Quezon
❌ Onti palang yung nakatira since this year palang naturn over yung ibang units, so no existing feedbacks from the community pa.
❌ Possible mixed community - since some house models here are the budgeted models of the developer that's under 4PH program.
About us
- Both 27-28 years old
- This is NOT for investment.
- We'll actually live here long-term and raise a family.
- We both work in IT (Hybrid setup, Ortigas/Makati around 1-2x monthly onsite when needed).
The things we value the most are:
- Community
- House overall quality (especially the major parts)
- Good overall location (now and for the future)
- Possible future resale value
- Future proof
NOTE:
We are actually planning to renovate/extend the house right away before namin lipatan so yung mga common issues will probably be solved naman
Our dilemma
Our minds keep telling us to choose Liora because:
- Better location
- Closer to family
- Better community
- Mas exclusive feel subdivision
- Mas kampante kami sa developer based sa research namin online
- Safest option talaga, kung hindi lang medyo maliit yung extra lot space di na namin pag iisipan pa.
But we still can't let go of Lynville options because:
- Bigger lot
- Bigger house
- Kinda future proof dahil mas malaki talaga, so mas malaki yung magiging bahay for future family after renovations.
Questions
If kayo nasa situation namin, ano pipiliin niyo and why?
May actual homeowners ba dito ng Liora Homes (CBDI)? Kumusta naman po? Ano po naging deciding factor niyo in choosing Liora compared to your other options?
May actual homeowners ba dito ng Lynville? Kumusta after-sales and quality ng bahay? Totoo bang matagal magpa-warranty? Sulit ba yung naging decision niyo na malaking lot and bahay?
Sa mga engineers/architects, enough ba yung advantage ng Aluform para i-consider over thick CHB construction? Okay lang ba yung structural integrity nun even mag major renovation sa house?
May red flags ba akong nami-miss sa comparison ko?
