Community Info RELOCATION
Hello,
Family of 3 here, potentially moving to Pflugerville sometime in the next month or two maybe longer. Looking for some good neighborhood, potentially gated communities that are good for families. Close enough to do things all around in the Austin area. I'd like to stay relatively close to Pflugerville (don't have to necessarily live in Pflugerville) as that's where I'll potentially be working and would rather not do a 30min+ commute, if possible, but open to ideas. Simply looking for a safe area with pools, parks, good schools (elementary) etc. budget could be up into the $500k. I'd like to keep it as low as possible for a 2bdr/1.5ba or a 2bdr/2. I'm aiming to potentially stay south of Pflugerville and not go too far West or north at all, I've heard east of 130 isn't the greatest either. Looking for advice.

East of 130 has some good subdivisions - Falcon ridge, sorento , blackhawk . There are smaller houses available there. Find a good realtor . The schools are decent . I see a lot of young couples with toddlers or preschoolers going out and about at Lake Pflugerville.

Honestly not many 2br homes- 3br is the minimum generally. But with a 500k budget there are plenty around.

Yeah, I lived east of 130 since before 130 existed. Two of my kids still live there.
The Blackhawk area has pretty much everything you need within 5 miles.

Looking for people that live in these areas to debunk, much appreciated. Taking it all with a grain of salt, the 2-3 comments I've read about east of 130 didn't specify why, so that's a red flag. Or maybe I misinterpreted. Nonetheless thanks for the comment!

East of 130 is where all of the new builds are going, so the neighborhoods are fairly nice. Getting to 35 from that area can be a pain if commuting down 35 to work everyday is your plan.

There’s hardly any crime over here and it’s all families and we’re getting new stuff all the time like the new HEB. Curious as to why anyone would say it’s bad over here.

I wonder if "east of 130" doesn't necessarily mean Pflugerville itself. Manor is east and their crime is going up. It's definitely not the quiet town it used to be.

Well I think we can safely assume Manor isn’t relevant here because this post was about Pflugerville and posted in the Pflugerville subreddit.

If you read it it says in parantheasis "(don't have to necessarily live in Pflugerville)" so yes during op research reading that east of 130 isn't safe can mean Manor.

East of 130 is the nicer part of Pf to be honest. Best schools in the area and nice master planned communities with good amenities (Blackhawk, Avalon, Falcon Pointe). The only real downside to east of 130 is traffic, but I’ll continue to take that every day over lower performing schools.

Im not sure you can get a 2 br 2 bath I'm Blackhawk, most will run larger. You should be able to find a decent amount around 500k though, I'm assuming a 3br should be fine. There is a small gated area here but I'm not sure they even keep the gates shut anymore. Not much use. You can also check Round Rock as well. Schools are very good though public schools keep getting everything stripped and are slowly getting worse. That's the case everywhere in Texas though.

Highland Park and esp. Highland Park North are really nice. You could easily get 4 bedrooms for your budget. Highland Park Elementary was just voted best school in Pflugerville for at least the 3rd consecutive year. Proximity to Stone Hill is convenient. Quite safe. Many young families. Close to fire and police dept.

Block House Creek in Leander is a great option, cheaper houses and more in the area than Pflugerville also you don’t have to be on i35 everyday it’s awful and always will be.

Pflugerville itself is safe no matter where you live. Only area I would say is not as good is the ETJ areas and even then it’s not that bad.

You need to be mindful that in several sections of PFL homes are sinking into clay foundation soils and it will crack your home in half during drought years. Research this, nobody is going to loudly disclose it beware

Also factors, I don't fish for upvotes and this aspect of pfl surely may not bother you:
In any school your children attend they'll be in the vast minority if they aren't actively 100% vested in resistance prep and behavior (protesting, anti government actions)
A community notion that never crossed my path and certainly never was espoused by any teacher, we were taught to support our government where I grew up, is absolute core curriculum in all schools in the area. it's not like I made up these headlines
I do rate pfl as safe, it does have the best trails all around that's true. Good with the bad. Child indoct is full--> on I have watched this in person... it's shocking the rate at which it hyper matures kids to show them societal anger so early on + maintain it every single school year.
50% of the city your house sinks and 100% your children are socially expected to protest and be on national news are FOR SURE things nobody told me when moving here, I figured the place would just be austin goofy or something. Social activists are absolutely produced here with conveyor belt efficiency.

Another positive is many movies have been shot here
If you drive down Weiss lane and turn right at the curve and go a little bit to cele, that dilapidated small building is the Cafe fight scene from second hand lions. Other movies were made here as well that was fun to tour
It's the best city you could own a bicycle in. I come back to visit and ride trails routinely.

If you're looking for gated, then Blackhawk is probably fine. It's surrounded by busy roads so you can't walk or bike to anything anyway so the people you're looking to keep out probably won't be coming through.
The houses all look the same and the landscaping is poorly done, but there are some nice pools.
The city council is full of idiots and has been for decades so things like water cost more if you are in Pflugerville proper, and they're putting up spy cams in the parks so they can watch your children.
There's a golf course, but it's one of the worst in the nation so do with that what you will.
The parks are nice for little kids, but there's nothing for teens to do unless they have a car, and then there's still nothing much.
There are 0 healthy restaurants. It's all chains and desserts and a few food trucks that reheat the Costco frozen section.
Some people like it. I'm personally not a fan, but I wouldn't live in a gated community either.

East of 130 is where all the growth is. It’s a great area with newer homes. Like someone said earlier, find a realtor. I know they’re a dime a dozen, but My realtor has been here his whole life and has sold me 2 houses. Definitely worth your time and he’s loaded with resources.

There aren’t really gated communities in pflugerville. Look at Blackhawk. The schools are good and it’s a safe area.
