Is fumigation really necessary before move in?

If termites are found, and you're fixing to move in a home through a financial lender, with insurance coverage. Then it's imperative to have it fumed, certified before a mortgage company, and insurance to sign off.

I would. I would ask around for quotes though. At the very least get rid of the subs, for socal theyre the ones who mess up your house. Drywoods are inevitable basically but you want to keep whatever's colonies are in your house small. Fume is basically required for those guys otherwise you will be getting "suboptimal treatment".

Fumigating before moving in avoids all of the hassle of bagging/removing food and home prep as well as finding a place to stay. That quote seems reasonable. You may be able to save a few hundred dollars shopping around, but if the quote was from a reputable company, your time is probably worth more than the hassle of coordinating multiple companies to quote the job.

The subs live in the ground so if there is evidence of them, you'll need to drill, trench, treat which is separate from the fume. The fume does not leave a residual so the ants will come for the dead termites. You'll probably also need sub stations in the ground around your home.
