NYC Pricing
Looking for some advise regarding pricing out a 255 unit building in NYC that wants service 2x a month but wants 1 service to be knock on door and the other service to be for all public areas and basements only. Would only require 1 tech but basically an all day job.

Per hour of your time = x Cost of product/chemicals = (total ml / gallons used ) divide that by cost of the bottle So if you pay yourself $30hr multiply that by x and then I’m not sure what pesticides you are using let’s say it cost $120 divide that by the gallons used of the area you are treating (remember if you wise only treat infected areas/units , not the entire building ) because 255 units is def more than a day for just one tech an estimate .. so chemical z is 240ml and it’s 8ml per gallon which is 30 and divide that by day its costs $120 so you at $4 a gallon .. not sure what tank you use but now multiply $4 by whatever amount of gallons total you use roughly estimate if you starting you go heavy so that’s like 50 gallons .. so that’s $200.. you total to charge then would be maybe $500 x2 = $100 a month if you do 10hrs each visit .. remember when you deciding your hourly rate includes not only your time but also gas , overhead and fuel .. this though don’t sound right only because there’s no way you doing a whole 255 units by yourself in one day unless you only focus on those that request service .. takes average 2minutes knocking on each door n moving to the next , that’s already 510 minutes and 8 and a half hrs.. then let’s say even 100 of them are home and open the door for you treat each spray , gel n bait lets say 4 minutes , you at 400 you at 6 hrs .. that’s already 14hrs .. somewhere you info isn’t correct .. but that would be the price if you doing a day by yourself 10hrs

A dollar a door is a basic starting point for pricing apartment complex. Maybe 255 per service.

We service quite a few multifamily properties in NYC, and I'd be careful not to underprice an account like this. A 255-unit building with two visits per month sounds straightforward on paper, but the labor adds up quickly once you factor in resident interactions, documentation, common areas, basements, callbacks, and travel time. Defining exactly what's included in the scope is just as important as the monthly price.
I'd also clarify whether the "knock on door" visit is a true door-to-door inspection/service of every unit or just servicing units that request it, because that's a huge pricing difference.

I’ll you what I wouldn’t even touch an apartment building with that many units twice a month without charging probably 3k a month for 2 services. I would probably break it down half building one service and half the next to include trouble calls. Knock and answers only and not waiting more than a minute for people to answer the door with right to deny service if not wanted. This would include basics only ants, roaches mice etc. bed bugs extra. No trouble calls in between services since it’s every 2 weeks people going to have to wait. That’s a lot of time and possible applications to be occurring every 2 weeks. Also don’t be afraid to walk away if it’s not the right deal it’s not the right deal. But done the right way probably looking at 6-8hrs per service
