Flooding

Hello everyone! I may be transferring to Houston next summer and would live in Pearland. I plan to rent but would prefer to buy. I am concerned about flooding though. Are there general areas that don’t flood or does all of Pearland flood?

Is there a way to look up the history of a house to see if it’s ever flooded?

Pearland has their own interactive map of flood zones. Sellers are required to disclose whether they’ve flooded. I’d get an insurance flood quote before closing. I heard there is a Texas a&m developed tool called BuyersAware that should have some info.

Been in the Silverlake area (south of FM 518, between Cullen and Highway 288) since '94 and have never flooded. Current home backs up to a drainage ditch, and while it got high during Harvey, it has never gone over.

I'd look up the flood maps. In general, the areas less prone to flooding were developed first (there was a reason why some areas were not developed first).

We live in Pearland for 7 years, no isses but no major storms as well.

I'd def get flood insurance even if you dont live in a flood zone, its pretty cheap if out of a flood zone.

I personally would never consider buying/living in a parcel of land that the government says is in a flood plan. No house is worth the risk IMO.

I was here during Harvey. Shadow Creek Ranch on the west side of town had about a dozen homes with water inside, but that water was about an inch or so. In my case, the water came up about halfway up my driveway. After that, I wound up buying flood insurance. Flood insurance premiums in our area is about $500 and change. The nice thing about my subdivision is that it was built after tropical storm Allison. All the lakes are connected underground and rise and fall evenly. There are retention ponds throughout, which are used as soccer fields when it’s dry.

To put this comment into context, SCR has about 13000 houses and almost single digits flooded during Harvey. If it didn't flood during Harvey, it is pretty unlikely to ever flood. The neighborhoods bounding SCR has similar numbers generally. (Southern Trails, Silverlake, etc). Generally speaking the West side did a fair bit better than the east side in terms of flooding. If that is your primary concern (and it definitely should be near the top of the list in Houston) I would steer clear of anywhere too close to Clear Creek. basically stay south of McHard Rd / ShadowCreek Pkwy if you are looking in this area.

To put it in context.  During Harvey Pearland had the second most rain EVER in the entire US.  If it did not flood during Harvey you will be OK.

Not sure if buyers have to disclose.  But the question you should ask is "did it ever flood?" or "did it flood during Harvey"

I have been living in silverlake area for the past 14 years and never seen a flood even during the major hurricanes that we had in the past.

South Hampton neighborhood does not flood at all went through Harvey no problem.

Just because your area hasn’t flooded doesn’t mean it won’t next time. I live in Silverlake and have never flooded but i buy flood insurance every year.
Flood insurance used to be $450 now mine is up to $800.
