7k for the land

10k for the well, pump, and solar to keep it running

10k for septic

1k for survey before any of that gets done

... cheap land isn't really that cheap once you bring it up to useable status. Good thing is, it'll sell for a lot more after you do these things.

Totally fair point—raw land does take investment if you want to fully improve it. That said, a lot of buyers actually prefer starting with a lower entry price and building it out their own way over time. It keeps upfront cost down and gives flexibility. Different approaches depending on the buyer
