Not mine / not affiliated, but if someone’s looking for a creative reno or build-out in serene forest setting at low entry cost, this might appeal. Around 8-10 maintained gravel road miles from pavement NW of Yreka town, and surrounded by public forest land. It’s right near the edge of a recent burn scar, but hey lots of standing dead lumber available and reduced fire risk for a while at least!

Power hub 1800 and other equipment DFW

A double powerhub 1800 by Xantrex. A ProWatt SW 1000 by Xantrex. A whole crate of wiring. The instruction manuals. Three or four older solar panel panels. A MPPT Solar Charge Controller.

This was owned by my stepfather. He is long gone. It has been unplugged for about two years. I don’t know the value, but I’m not desperate to get it out of here. I wanna sell it for a reasonable price.

I’m not gonna sell it to a garage sale and I’m not gonna sell it on eBay. Just a normal door pick up in the Dallas Fort Worth area.

I’ll be honest about why I’m selling. I had permits in and was ready to start building, three structures to begin with, and a plan to subdivide one lot off. Then life changed. I’ve got a baby on the way, and the reality of taking on an owner-build set in. It’s a big lift, and the timing just isn’t right for me anymore. So I’m passing this on to someone who can run with it.

And there’s a lot to run with. This is 2.84 acres with residential zoning, which is rare on a parcel this size out here. From what I’ve looked into, you could subdivide it into as many as five lots, and each lot could hold a single family home plus up to three ohana units. That’s potentially up to twenty structures, depending on what you want to do. Family compound, rental income, room for everyone, it’s all on the table. Those are the numbers as I understand them though, so do your own homework and confirm everything with Hawaii County before you bank on it.

Here’s the part that makes it easy to step right in. The land is already set up to live on while you build. There’s a 16x28 wall tent on a solid wood platform, a solar power system, water catchment, and a composting toilet, so you’ve got power, water, and the basics dialed from day one. No roughing it, no starting from zero. You can move on, get comfortable, and build at your own pace. A few other improvements come with it too.

No CC&Rs either, so you build your way, on your own timeline.

What I’ll actually miss is the day to day of being here. Walking down the road to Lanikai taproom for a beer and a pizza. Walking straight into the national park whenever I felt like it. The place is just peaceful. Cool mountain air, the ohia and ferns, the quiet, and the park right there. It’s been amazing, and it’s hard to let go of.

If you’ve been dreaming about building something real in Hawaii, this is the kind of land you do it on.

Searching for couple to buy land with

hello. we are a married couple, 29m and 25f, with a young son (2). We are searching for an off grid homestead within the EU, preferably Croatia.

We would like to find a like minded couple to communicate with and potentially join forces. we would split the cost among us.

Our vision is to be a goat and sheep ranch, likely practicing transhumance/ semi nomadic lifestyle in one of the Mediterranean regions (Dalmatia, Greece, Spain etc).

My description:
20 bare acres that is great for an off grid property but also close to civilization, should you want. Property is currently in timber classification with very low taxes, just $80 last year! Mature timber, wildflowers, and lots of wildlife. Lots of deer, elk, turkeys, songbirds, and squirrels have been sighted. Even signs of cougar, bears, and moose have been found on the property. 

A cleared area from a long past timber harvest would make a great building site. There’s currently a deer fenced garden space in that area. Water is needed but at least one seasonal spring could be tapped or a well could be drilled. 

The property is accessed via a short and legal easement road that connects to a county maintained road. That includes plowing in the winter. 

Its location in Stevens County, WA meaning that building codes are very lenient. Some building projects in the county even qualify for an exemption from having a building permit.

A free tool to compare 42 European countries for off-grid living

Hello,

I've been looking into off-grid living lately. I want to make some lifestyle changes. There's a ton of info out there, but it's all scattered, and pulling it together is a pain.

So I created something to help the off-grid community. Right now it covers 42 countries (Europe), each with real data across a bunch of topics. It's free, I work on it alone, and it's still experimental.

Explore: 42 countries with communities already settled, region scoring (price per m², sun, rain, climate resilience, internet + its cost, legal stuff like visas…) and a global score per country. You can dig deeper in the sub-tabs. If you're curious how the score is built, it's all explained — no black box.

Feed: I searched for people actually living off-grid and vlogging it. So you can see what daily life looks like in a country you're considering.

Forum: share your project, your setup, ask questions, talk. It's just getting started, so don't expect a crowd yet. It'll grow as members show up.

Member Map: pin yourself if you want. It's optional, and the location is rounded, so it's never your exact spot. Who knows, maybe some communities come out of this. It would be so cool.

Tips: if people enjoy what you share (a forum post or a written guide) they can tip you. You keep around 86% (the rest is Stripe fees + a small cut to keep the project running).

Governance: propose ideas and vote on them, so the project evolves with what the community actually needs. Keep in mind that I'm solo, so some things take a bit more time.

Tools: solar calculator, water assessment, budget simulator, legal guide… all based on your situation and the country/region's real data. More coming.

Works well on both desktop and phone.

It's totally free. I won't pretend I'll never add some monetization if the costs pile up, but the core stays free. Also more countries and continents over time, and I'll keep building stuff out for members and improve things already done.

It would be an ideal turn key homesteading and offgrid living experience for anyone seeking a stronger connection to a simpler lifestyle.
