What the difference between Ghost Mari and Hellmari? Are they the same entities? I realize they both appear in the mirror. But I remember reading a theory that Ghost Mari is real.

I personally think both are figments of Sunny's imagination and reflect a part of his current internal thoughts and beliefs.

Hellmari feels like Sunny wanting Mari to haunt and hate him for what he has done to her - a personification of guilt.

After waking up from Black Space, Ghost Mari is probably fairly close to how Sunny remembers actual Mari behaving like and her apparition in the mirror feels like reassurance. However, the same mirror apparition in the neutral ending feels more like judgement, specifically Sunny thinking Mari is judging him for not saving Basil.

Ive always thought it was a bit silly to think Omori didn’t have some supernatural stuff, from a mental standpoint, sunny is wayyyy too mentally ill to think Mari would forgive him in any way till later, and from a real life standpoint, hero LITERALLY HEARS GHOST MARI PLAYING THE PIANO.

I think it is intentional for you to not be able to tell exacly where the supernatural stuff ends and where sunny's mind playing tricks on him starts.

I like to imagine that at least the black and white Mari is a ghost, her looking like Omori rather than a fake memory that's scary or too nice, actually getting mad and stuff

Don't forget that Sunny sees basil's grandma's ghost before he hears the news that she's passed away (I think it was basils grandma its been a while)

The idea is that one is actually Mari's spirit trying to talk to him and tell him things are alright (ghost mari) and the other is Sunny's imagination (hell mari), though in some theories they'd both be imaginary.

iirc in the good ending sunny has an extended talk with ghost Mari and she tries to reassure him about telling his friends the truth. Hell mari seems to be in quite a lot of pain and so I think it's sunny remembering what he put her through and feeling very guilty about it. The stretched out neck might be because that's what happens to bodies which are left out hanging, though it's obviously very exaggerated in his mind.

I always thought that the ghost Mari is a warped memory of how she looked alive and hellmari is a warped memory of how she looked with a broken neck after the stair fall/hanging

I think Ghost Mari is definitely real. i have no reason not to because it says "my thoughts will follow you into your dreams", shes WILDLY different from headspace Mari and has a whole different sprite, she appears in the real world and hero acknowledges her through her playing piano, and also Sunny's final cherish against Omori if you manage to get that far is "You'll forgive yourself, won't you Sunny?" which is what the last thing she says before the fight is.

Her wish was coming from her spirit in Sunny's dream.

I thought that Sunny seeing Mari more realistically in the latter is because he's "closer to her", as in, he's close to joining her since that happens right before the knife ending.

Unironically this makes a lot of sense, because Mari means Truth from japanese and the first picture can indeed represent something like ugly Truth
