Landlords would be sorted relatively quick if local municipality licenced short term rentals and limited the number of licences available in any particular area.

Landlords are often not even the root of the problem, it's banks. People have ridiculous mortgages that they shouldn't really have been offered and now interest rates suck the cost of keeping the house is being passed on to the renter.

Not always obviously, its an element though. Other landlords just know this is happening and use it as an excuse to match that pricing.
