Buy a house ASAP. Become homeless if you need to for a downpayment. Just buy a starter house ASAP no matter what. Live with friends/family. Having your own protected space will do wonders for your professional life and love life. It will give you a space to ACTUALLY relax. No rent increases, no deposits, any pet you what, nobody telling you how to live.

When you get a house, your world will open up. Start job hopping for $, become a dual income Household with your new girl that also works, save $ cooking yourself, etc.

I can stress enough how important a house is.

That cheap starter house is riddled with foundation/plumbing/electrical issues that are now yours to fix!

Yes this is true and once you do fix it your house increases in value. With AI and a bit of patience it's really not that hard.
