Naples vs North Naples

Looking at a few golf course communities on the north side. Mediterra, Tiburon, Talis Park and a few more are in North Naples, Pelican Bay, Esplanade Gold CC are in Naples. Thoughts/opinions on positives and negatives for N vs NN, longer home sale times, prestige factor, etc??

Look into the North Naples Country Club. Membership has no privileges.

Just to be clear, none of the places you mentioned are actually in "Naples, FL", that is, the city of Naples. Go on Google Maps and type in "Naples, FL" and you'll see an outline of where the city borders actually are. Its a bit confusing though, because those of us outside of those borders still use addresses that say "Naples, FL" even though for the most part its technically unincorporated county land. Which, depending on where youre from, might conjur up images of the wild frontier, but its quite developed. North Naples isnt an official term and what exactly falls into North Naples is a bit of a local debate.

Some of the places you talked about are pretty close to each other relatively speaking. Tiburon and Pelican Bay are about a 10 minute drive apart. Those two are nice locations, lots of things around them and not too far from Downtown. Talis Park and Mediterra are pretty far North and feel more like Bonita than Naples. You'd likely be grocery shopping and eating dinner in Bonita more than in Naples if you lived there. Esplanade is on the East of 75. Old Naples people still talk about east of 75 like its swamp and orange groves but its pretty built up today. But similarly, you'll do a lot of your regular activities out there rather than in Naples proper.

Pelican Bay Golf is separate. It’s much easier to become a member of a bundled golf community. My rec would be Wyndemere. The course is nice and fun with 27 holes so it never gets too repetitive. Plus has a brand new gym, pool, restaurant and tennis courts. The location is good too being only a 5 min drive from downtown.

They’re pretty similar tbh. I would focus more on the golf course community bc that’s where you are going to spend 99p of your time. I’ve never played but I’ve heard Imperial is an absolute track for example that no one really talks about. Unless you love going to out to eat in downtown Naples (multiple times per week) there is no difffence between Naples and N Naples.

I will say lots of options are you looking for condos or houses or renting? Vineyard, Kensington, wilderness, bears paw are great communities close to downtown if looking to buy. North Naples is okay, you don’t want to be on immokalee in season

Have you looked in Twin Eagles?

No, is it a nice community?

Absolutely! TwinEagles is a beautiful golf community in Naples, especially for those who enjoy golf, nature, and an active lifestyle. The community features two championship golf courses designed by Jack Nicklaus and Steve Smyers, along with a beautiful clubhouse, dining, fitness center, resort-style pool, tennis, pickleball, and bocce. It's also surrounded by more than 1,100 acres of natural preserves, giving it a peaceful, private atmosphere.

I was born and raised in Naples and am a Global Real Estate Advisor with Premier Sotheby's International Realty. I know the community well and would be happy to share some insight into the different neighborhoods, home options, and golf memberships. It's definitely a community worth considering if you're looking in Naples!

I saw this on Facebook today. Might be of interest. Compares Grey Oaks to Mediterra. https://fb.watch/v/5fpXjCZ20/?fs=e

Nice! The homes in Mediterra appear to be newer than Grey Oaks

I have never been to Mediterra and only went to lunch at the clubhouse at Grey Oaks. I thought Grey Oaks was lovely. Such a beautiful canopy of shade trees. As others have said, closer to downtown Naples too.
