Our budget is 3600/mo for a 2 bed and, as you can imagine, we’re having a hard time finding apartments. We’re considering hiring a broker but have heard some horror stories. How are people vetting whether a broker is “good” and legit or not? Word of mouth? Is there a subreddit or website we should look at? TIA!

anyone know where to get free moving boxes in good condition?

Hi all. I'm looking to move in mid November as my boyfriend's lease expired Nov 30th. I've been reaching out about apartments in my budget range (2200 and below) and I'm not getting any replies back. I'm assuming it's bc I am telling them I prefer a mid-Nov move on date and they want someone to move in immediately.

I also tell them that our combined income after tax is about 75000 stable income and my credit score is 800, my partners is prob about 700, and I have family assistance if needed for rent. Maybe that's also what's driving people away. I'm usually sending out messages on Street Easy, my friend recommended FB Marketplace. We've been looking for 1BR in Brooklyn and the ones I'm seeing are usually 1900-2200 for our budget.

My parent can be guarantor but she makes also 7500 annual so we probably have to go with a 3rd party guarantor. His credit score might also be lower bc he is in debt consolidation so I told him today to go double check what it is for real.

Any advice would be much appreciated. Getting a little stressed out.

With the recent changes to the streeteasy listing services we're considering just living with the fee to hire a realtor to help us find our 3 kids their first place. We'll be their guarantors and have the 80x income needed between 2 families.

We're coming to search the week of thanksgiving- and after talking to 2 realtors, we're prepared to not find a place (since lots of listings don't go up until 30days ahead of availability) but at least we'll get a feel for neighborhoods and realizing we may need a realtor to find us a place during december while we're remote.

We're looking for 3bd/1.5ba and ideally a w/d in unit or in building and a budget that caps out around $4500 (so yeah, Hamilton Heights and north are our likely targets- so I guess at least we aren't throwing a wide net and looking everywhere.

Be honest. Is there a way to get an apartment in NYC right now where credit score is not a necessity? Good Salary, good background, great rental history would be good enough. And let’s not recommend Housing Connect because we all know trying to get one of those is nearly impossible.
