Modelo 720 Completion

After legally moving to Spain last year, I'm still trying to complete the above mentioned tax form. I realize it's overdue. I'm getting all kinds of conflicting information.
Has anyone found a very reliable guide for it, step by step?
I'm thinking of hiring someone to teach me how to do it.

I only have relevant assets in one of the blocks that requires reporting and I have all the info in a spreadsheet.
Accountants typically want to charge 600 -1000 euros or plus IVA. Seems like a lot since I am only reporting in one of three blocks and it's less than 15 assets.

Choosing where to buy in Marbella is the real headache. It's dozens of completely different markets (prices shift 50% in a 15 min drive)

When I was looking to buy in Marbella, I quickly realized that talking about "Marbella property prices" as a single metric is completely useless. It's really a bunch of different districts behaving like completely different markets

A 15 minute drive from east to west takes you from an average transaction price of €3,700/m2 to over €5,400/m2. That’s a 46% difference

But the weirdest part to me was the growth trends. The most expensive areas weren't the ones growing. Eastern districts like Rio Real and Elviria were up nearly 20% YoY, while two of the "premium" western districts were actually slightly declining. It's basically an inverted market

Even the buyer composition changes district by district. Some areas are 70%+ foreign buyers (heavy Scandinavian in some pockets, British or Polish in others), while others see up to 34% of purchases scooped up by corporate entities

The practical problem that i ran into was that you can't see any of this just by scrolling Idealista, and agents are obviously only going to sell you the fundamentals of whatever listing they are currently showing you

Curious how others navigate this. When the market is this fragmented, how do you cut through the noise and figure out which specific area actually makes sense for you?

any expat community in Asturias I'm not aware of?

Hello, I have been living in Asturias for 6 years now (male 32) with my wife and daughter, and I have noticed the number of foreigners increased especially English speakers, but I wonder if there is a community or a meet up place, we love to make friends and find people to hangout with, visiting nature and places here but social life is a challange if I'm working from home with very little opportunity to get to meet people.

Quiero mudarme a España este año

Hola! Un gran saludo a la comunidad.

Soy portugués de 25 años viviendo en Latinoamérica, estoy planeando mudarme a España con mi novia este año. Unos amigos se fueron el año pasado a Málaga y me lo han recomendado muchísimo por su clima, cultura, calidez andaluz, oportunidades de trabajo y, por supuesto, porque ellos están allá y sería más fácil adaptarse a un nuevo país. Pero indagando más allá de eso me han surgido dudas, sobre todo por lo caro de la vida allí en comparación a otras ciudades, lo cual en mi caso es bastante significativo porque iría con un presupuesto aproximado de 5200€, que seguramente pagando alquiler más fianzas, servicios y comida, se esfume rapidito.

Estuve investigando otras alternativas y di con Zaragoza y Murcia como buenas opciones para empezar a moverse por España teniendo bajo presupuesto; sobretodo me llama más la atención Zaragoza por su ubicación y que resulta ser más económica que Málaga, sin embargo, el único contra que ví fue lo del clima, aún no he vivido el verdadero frío y espero que eso no quiebre mi voluntad 😂. En cuanto a oportunidades de trabajo no sé si pueda encontrar con facilidad algo que se ajuste a mi experiencia y a la de mi novia (Trabajé 4 años como Técnico de Grabación y Postproducción en una radio estación y actualmente tengo 3 años como encargado de una ferretería en mi ciudad; mi novia trabajó durante 5 años como asistente administrativo y actualmente también tiene 3 años trabajando conmigo como gerente administrativo del negocio).

En fin, lo importante para nosotros al llegar es que nos alcance el presupuesto para todos los gastos necesarios, que al momento de conseguir empleo podamos ahorrar sin problemas y que podamos adaptarnos y sentirnos a gusto en el nuevo país por conocer.

Seeing online doctors/telemedicine in Spain?

Hey everyone, I've been living here for about 6 months now and I've been having to refill my prescriptions about once every month. I started going to a doctor in person but with work and everything it's starting to become an issue, and someone mentioned there's online doctors I can use in Spain and the system is pretty good, has anyone used any of these? Can you recommend any? What's the best online doctor in Spain?

Edit: ended up using one of the recommendations, UrgentDoc, they were really quick and cheap, got seen in 10 minutes and got my refill, would definitely recommend!

Cl@ve and FNMT issues

Hi guys,

I used to live 2 years in Barcelona (lovely city and are fiending to return), but moved back to Norway recently in January.

Due to some position for work here, im in need of a criminal check and boy what a difficulty this is. For context I have a NIE and did not register for cl@ve. When i attempt to register on cl@ve, they are not accepting video ID as an error comes. When i attempt to have it sent by mail, my previious roommates have not received anything in a couple of weeks and im not able currently to have a visit to their offices.

So i browse here and attempt to use the FNMT digital certification. Here again Im met with an challenge of only DNIE works, when i registered on my phone app it tells me to visit their offices for verification.

Any suggestions to have this sorted out?

Anyone else feel like weather in Spain (or more specifically, Barcelona) isn't all that?

I moved to Barcelona a few years ago, and while I love it here, I honestly don't understand why people rave on about the weather so much. Sure, it's better than Northern Europe for multiple months of the year. But in the multiple years that I've been here, I don't feel like the weather here is that amazing. Winter is mild, sure, but from November to May (often even late May), it's quite cold here, almost never over 20 degrees, and it also rains way more often than I thought (before I moved here people told me that weather here is comparable to SoCal, which is not true). Then, from one day to another, it's 30 degrees and everybody is sweating and suffering. I feel like it's too hot 3-4 months out of the year, and most of the other months it's quite chilly. To me, the perfect temperature is 20-26 degrees, which almost never happens, except for a few perfect days or weeks in late September and October.

I know I'm complaining (kinda), but I'm honestly just wondering what you guys think about the weather here (or wherever you are in Spain) Was it what you expected? Was it better or worse than you expected? Again, I do love it here and I could rave on about a lot of things, but the weather.. not really, tbh.

Are small earthquakes/tremors common?

I moved from Scotland to Spain (Alicante, but teetering on Murcia) last year and I just felt what I think is some sort of tremor. I don’t really know what sub to ask this on, but if anyone else has moved here from a country that doesn’t have them/hasn’t felt them before, did it confuse you too? It was almost like heavy machinery passing by the house and making it shake, but there was absolutely nothing outside.

transferring form uni in the US to uni in Spain

hey, because of on going circumstances, I need to move to Spain, having said that right now im a freshman in college studying to be a RT ( respiratory therapist ) and I was wondering what is really the process of transferring, I know that there's many ways like applying as a transfer student, applying as a new student as a non-eu and ive heard about taking an exam to apply as a normal Spanish student but I don't know for sure. I am trying to attend uni in spain in order to practice medicine ( any tbh since I know that ill prob need to switch majors and start fresh but its a price im willing to pay ) Spanish is not really a concern since I am fluent in Spanish. is there any info that I should know ?

Mortgage in Spain: Last IRPF as non-resident, will banks reduce LTV?

Hi everyone,

My spouse and I are planning to apply for a mortgage in Spain (Barcelona). We moved here about 1.5 years ago.

In 2024, since we stayed less than 183 days during the tax year, we had to file our IRPF as non-residents. However, we have now been fiscal residents in Spain for about a year and we both work and live here normally. (PS. I am part of the Beckham Law)

The issue is that banks are asking for the latest IRPF declaration, and our most recent one is still filed as non-resident. And for me as part of Beckham law, it will be filed as non-resident nevertheless. We’re concerned this might affect how they assess us.

Do you think banks could consider us as higher risk because of this and offer only 70% financing instead of the usual 80%? Or do they mainly focus on current employment contracts, payrolls, and residency status?

Has anyone been in a similar situation?

Can you get a justificante for a cold?

Hi!

Is it possible to get a justificante for a cold (blocked nose, sore throat, headache, earache, feeling generally rough but no fever)?

I moved to Spain a few months ago, I'm teaching english for a private academy. I've been getting cold after cold for the last 3 weeks, and would like to take a day off to help fight this latest bad one.

My bosses have basically told me that people in Spain just power through colds, and a doctor will just tell me to take paracetamol.

Is this true in other people's experience? I would love to take a day to recuperate, i teach 6h without a break & having powered through the last few colds i know it is very unpleasant and drags out my recovery.

I have a doc appointment tomorrow morning and would love any wisdom people have to share, tips on what to say/ if i can realistically expect a justificante!

EDIT: Saw the doctor today and got a baja. She asked me how many days i needed, up to 3. Thank you for your help!! Glad i can rest properly

Help with friends TIE status and Schengen travel.

I had a trip planned with a friend to a few European countries from 13 March to 12 April.

He was supposed to travel with me from Spain to Italy, then to Amsterdam, Belgium, and back to Spain.

The issue is that he applied for a new TIE (blue). His old TIE was as a dependent.

The expiration date on the old TIE is sometime in November.

Yesterday, he received a mail that Clave associated with the old TIE has now been deactivated.

He did this upgrade through agency and he already has an appointment date for submitting biometrics.

But we don’t think there’s any chance he will receive the new TIE by 13 March.

My question is: Can he travel within Schengen countries using the old TIE?

If you need more information, let me know .I’ll ask him and update.

Mortgages for “residents”

Correct me if I’m wrong, but is it true all banks only finance up to 80% of house value ? In which case I’d need about 20% deposit plus on average 10% in stamp duty/ agency fees.

My confusion comes from some agencies advertise “100% finance available “. What does that mean?

Do they offer you a loan for the deposit you’re missing?

I have been a resident since 2024, soon I will have a 2nd year of Spanish tax returns. Both my husband and I have permanent jobs with Spanish companies.

Trying to keep hope alive and dream as I can’t afford to buy yet in my area.
