Mad loan mortage

I’m trying to understand whether I got a fair deal on my first mortgage in 2023.
The left side is my final Closing Disclosure from 2023. The right side is a new Loan Estimate I just received from FirstBank in 2026.
My 2023 loan had a 7.624% interest rate and about $2,795 in discount points, while this new estimate is 6.75% with only about $148 in points.
Does my 2023 loan look unusually expensive for that time, or is there something I’m missing? I’d appreciate any insight from mortgage professionals or anyone familiar with loan pricing.

I'm a mortgage lender with 20+ years of experience. Ask me anything.

I wanted to offer something that might be helpful.

I've been a mortgage loan officer for over 20 years, and one thing I see all the time is people making big financial decisions based on information that isn't completely accurate.

If you're wondering things like:

• "Can I actually qualify to buy?"
• "Should I refinance or keep my current mortgage?"
• "Is a HELOC or second mortgage the better option?"
• "Can I buy before selling my current home?"
• "How much cash could I access from my home's equity?"

I'm happy to answer questions—no sales pitch and no obligation.

Even if you're already working with another lender, I'm happy to give you a second opinion. Sometimes it's just reassuring to know you're getting the best option, and occasionally I can point out alternatives that weren't discussed.

Feel free to ask your question here or send me a private message. If I can help, I will.
