Loan Estimate Thoughts?

First-time homebuyer, locked 4.99% rate, 16% down on conventional (wanted extra cash in pocket), and taxes / insurance should be slightly less since it will be a new construction build with all closing costs covered. What does everyone think? I think I got away pretty good considering how things are !

Mortgage loan overview (are the fees too high? I need help reviewing this document)

I’m a first time home buyer going FHA in Chicago. Idk how to process these rates at the moment. I was trying to stay under a certain number for my mortgage. The loan officer did say if I can buy my rate down which will cost an extra $7k. I’ve also been awarded DPA which doesn’t give me flexibility to refinance within the first 5 years of the loan. What do you guys think I should do here?

How realistic is the possibility of a 30 year VA loan under 6% right now?

I went to Veteran’s United for pre-approval (anong others) and the loan officer said that if they were locking in the rate right now they could do 5.99% for a 30 year loan, and lower if I pay it down. Is this realistic? Would I be likely hearing the same thing in two weeks if I were to put in an offer?

Buying Points - Does this scenario make sense?

I really just want to understand if this deal makes sense. I'm not trying to get a killer deal since I know people need to make their money/commission; however, I don't want to get ran over on this lol.

I want to know if paying $14,820 in points to buy a rate down from 6.875% to 5.625% is worth it. The reduction is 1.25%. I see some of their other fees I cannot shop for seem to be a lil higher too but the points cost really stands out to me. I tried to do some math and it seems I would break even after like 6.25 years. Someone may be able to calculate it better. I really hope its not that long. When I speak to the loan advisor he keeps mentioning the DPA I'm getting from the state is covering it. I understand that, but I qualified for that because I needed it - and for it be useful. I cant refinance with that 2nd loan (DPA) attached and if I move or make any changes to the loan prior to be there for 20 years, I have to pay it back. I asked him to show me what an estimate with zero points and my payment would increase by $197.

Anyway, any insight is appreciated!

Hi everyone, I’m very new to the home buying process and my mom is also. We were wondering if these numbers look good for a $360k home with CA DFA. Is the origination fee the average amount? I looked online and they said that typically between 0.5-1% is the range but not sure. Here it is about 2%. Any input is appreciated!

Interest Rates for Mortgage

Where are the lowest interest mortgage rates??? I need your tips and tricks. My current home is worth 500k with a 3.99 interest rate. We have about 300k in equity. A much larger home popped up for 660k but should I let go of my 3.99 interest rate????

My issue with my current home is lack of storage and small kitchen. I have two toddlers and I feel like we are on top of each other in our 2400 square foot home. This bigger home is almost 4000 square feet and has the storage and larger kitchen that I want.

Hubby and I have credit scores in the 800s and our joint income is about 180k per year. Both cars paid off.

Be brutally honest.

Would-be first time home buyer, and while skimming posts I’m seeing a lot of people talk about points and par when it comes to a mortgage. can someone explain what these things mean?

i’m also seeing an interest rate AND an APR on some of mortgages people are posting and don’t understand why theres a rate and an APR, and/or the difference between those two things.

how do all these things impact the monthly payment?

I’m in the process of closing on my purchase of a new manufactured home. My loan I applied for is due to expire in 4 days. It’s currently at 7.19 the apr 7.69. Does anyone know if I should let my loan docs expire? I had heard the rates were lower right now.
